Why a Fairfax property may not appear where you expect
Fairfax County assesses real estate at 100% of fair market value
The assessed value is intended to represent market value
Unlike states that apply a fractional assessment ratio after estimating market value, Virginia requires real-estate assessments to represent fair market value. Fairfax County’s annual assessment has a January 1 effective date.
That does not mean the tax rate is 100%. The tax calculation happens afterward by applying the applicable rate per $100 of assessed value.
