Search the Clackamas Assessment Record and Decode the Oregon Value Stack
Clackamas County property research starts with Assessment & Taxation’s AscendWeb system. Search the account by address or account number, verify the tax lot and property details, then compare Real Market Value, Maximum Assessed Value and Assessed Value before using the number for a tax, appeal or property-record decision.
Oregon’s system is different from a simple market-value-times-tax-rate model. This page shows which Clackamas County record to use, exactly how the official searches work, what the value fields mean, where to find current and archived tax statements, and what 2026 deadlines matter.
Quick answer: start with AscendWeb for the property account
Use the official Clackamas County AscendWeb Property Search when you need the assessment account, values, tax information, sales history or property details. Search with an 8-digit account number when you have one; otherwise search by the property’s street address.

RMV, MAV and AV answer three different questions
Value |
What it represents |
Common mistake |
Where to check |
|---|---|---|---|
RMV |
Estimated open-market value as of Jan. 1. |
Assuming taxes are automatically calculated from RMV. |

MAV |
Measure 50 maximum assessed-value limit. |
Expecting MAV to equal the current market price. |

Check which value becomes the basic Assessed Value
Oregon AV calculator
Enter the Real Market Value and Maximum Assessed Value shown for a property. The lower amount is the basic Assessed Value under the RMV/MAV comparison.
This calculator does not apply veteran exemptions, special assessed values, Measure 5 compression or other parcel-specific tax adjustments.
In this example, MAV is lower than RMV, so MAV becomes the basic Assessed Value.
Use the tax-statement search when you need the actual annual record
Current-year statement
Older statements
Use the Clackamas County Tax Statement Archive when you need a prior-year statement. The archive uses the same practical search logic: choose the year, then search by parcel number or address.
Use CMap when the question is “which tax lot is this?”
Clackamas County’s CMap is useful when the property cannot be identified cleanly from a street address or when you need mapped context before returning to the assessment account.
Clackamas County’s first 2026 property-tax deadline is Nov. 16
Oregon’s normal first property-tax payment date is Nov. 15. Because Nov. 15, 2026 falls on a Sunday, Clackamas County’s current 2026 guidance sets the first deadline at Monday, Nov. 16, 2026.

The 2026 PVAB filing window begins after tax statements are mailed
If you disagree with the value on the 2026 tax statement, Clackamas County’s Property Value Appeals Board can hear a current-year property-value appeal. The County says 2026 petitions will be accepted after statements are distributed in late October, with a filing deadline of Dec. 31, 2026.
Check exemptions and deferral separately from the assessed value
For 2026, Clackamas County’s state deferral guidance lists a $70,000 household-income limit, $500,000 net-worth limit and additional ownership, occupancy, insurance and RMV requirements.
Applications are normally filed between Jan. 1 and April 15 for taxes due the following fall. Deferred amounts accrue interest and become a lien that must eventually be repaid.
Clackamas County’s 2026 page lists a basic exemption of $27,092 of assessed value and $32,512 for the qualifying service-connected-disability category, subject to the program’s eligibility rules.
The normal filing deadline is April 1 for taxes due the following November.
Use the County Clerk when you need the deed rather than the tax account
Clackamas County’s Recording Division preserves public records involving real-property transactions. The County says ownership can be traced through records maintained by the division back to the early 1850s, and current recorded documents are generally indexed within two business days.

Clackamas County tax assessment search and records FAQs
1. What is the official Clackamas County property assessment search?
Use Clackamas County AscendWeb at ascendweb.clackamas.us. It supports an 8-digit account-number search and a street-address search for property-account, assessment and tax information.
2. How do I search AscendWeb when a Clackamas address is not matching?
Start with the street address and avoid unnecessary city, state or ZIP filters. AscendWeb specifically allows the percent sign (%) as a wildcard between the street number and street name, such as 123%Main.
3. What is the difference between RMV, MAV and AV in Clackamas County?
RMV is Real Market Value, MAV is Maximum Assessed Value under Oregon’s Measure 50 system, and AV is Assessed Value. AV is generally the lower of RMV or MAV and is the value used as the basic taxable assessment before applicable exemptions and other tax rules.
4. Where can I see a Clackamas property’s historical RMV and MAV?
Use the County’s Value History under Measure 50 tool at apps.clackamas.us/taxhistory/. It supports searches by account number or address, although graphs are not available for every property category.
5. Can I find a Clackamas County property owner in CMap?
CMap does not publish property-owner names online. The County directs users who need owner information to Assessment & Taxation at 503-655-8671 or propertytaxinfo@clackamas.us.
6. Where can I find old Clackamas County property-tax statements?
Use the County’s Online Tax Statement Archive. Select the tax year and search using the parcel number or address. For a live balance, return to AscendWeb because archived statements do not reflect later payments, corrections or delinquent interest.
7. When is the first Clackamas County property-tax payment due for 2026–27?
The County’s 2026 guidance sets the first/full-payment date at Nov. 16, 2026 because the normal Nov. 15 date falls on a Sunday. Full payment by that deadline receives a 3% discount, while paying two-thirds receives a 2% discount.
8. When can I appeal a 2026 Clackamas County property value?
The 2026 Property Value Appeals Board filing period opens after tax statements are distributed in late October. The deadline is Dec. 31, 2026. Evidence should generally address the property’s value near the Jan. 1, 2026 assessment date.
9. Will lowering RMV always lower my Clackamas County property tax?
No. If the reduced RMV is still higher than MAV, the property’s AV can remain unchanged. When AV does not change, lowering RMV alone will typically not reduce the tax calculated from the assessed value.
10. Where do I get a Clackamas County deed or other recorded property document?
Use the Clackamas County Clerk Recording Division at 1710 Red Soils Court, Suite 110, Oregon City. The Recording Division maintains deeds and other instruments affecting real-property title or interests; Assessment & Taxation records are not a substitute for the recorded document.

Estimates use Ohio's 35% statutory assessment ratio and effective tax rate tiers averaged across major Ohio counties. Your actual bill depends on local school levies, voted millage, inside vs. outside millage splits, House Bill 920 reduction factors (HB 920), and special assessments.
