Find the Parcel and Read the Assessment Correctly
Search Bucks County property assessments by owner name, street address or Parcel ID, then open the detailed record to review ownership, land and building assessment, sales history, permits, property characteristics and mapped location.
The useful part starts after the search. This guide explains the Bucks County portal’s wildcard rules, weekly update timing, what to do when a recent deed is not reflected yet, how assessment differs from a tax bill, where current and delinquent taxes are handled, how to verify deeds, and what to prepare for an appeal or Homestead/Farmstead filing.
Quick answer: use the Board of Assessment Public Access System
The Bucks County Board of Assessment Appeals public system supports Owner, Address, Parcel ID and Advanced searches. Start with the least restrictive accurate field, use the portal’s * wildcard when you only know part of a name, address or Parcel ID, open the correct result by its map number, then save the Parcel ID before moving to tax, deed or GIS research.

2026 Bucks County millage: 29.650
The County’s 2026 Final Budget lists county tax millage of 29.650 mills, up from 27.450 in 2025.
That number is only the county component. A parcel’s total real estate tax can also include municipal and school-district millage plus other applicable charges or exclusions.
Basic county-tax calculation
Total taxable assessment ÷ 1,000 × 29.650 mills.
Calculate municipal and school taxes using their own millage rates rather than adding estimated percentages from a real-estate website. The Board publishes a countywide millage report after rates are received from the taxing authorities.

Current Bucks County tax bills go to local Tax Collectors
The Bucks County Treasurer states that current-year real estate taxes are collected by locally elected Tax Collectors. This is why searching the county Treasurer page for a current homeowner balance can send you to the wrong place.
Identify the municipality and collector shown on the actual bill. Ask that collector for current balance, discount/face/penalty period and payment posting.
After delinquent taxes are returned to the County, switch to the Bucks County Tax Claim Bureau instead.
After opening the Bucks County Tax Collectors site
Use Tax Claim only after the account becomes delinquent
Bucks County’s Tax Claim Bureau collects delinquent real-estate taxes. The County says local collectors return unpaid and uncollectable taxes after December 31 of the year in which they became due.

Homestead/Farmstead and Act 319 are different programs
Bucks County has announced a March 1, 2027 deadline for Homestead/Farmstead Exclusion for the tax year beginning July 1, 2027.
Homestead centers on the owner’s primary residence. Farmstead applies to qualifying agricultural buildings/structures under the program’s requirements.
This is Pennsylvania’s preferential assessment program for qualifying agricultural-use, agricultural-reserve or forest-reserve land.
Act 319 can reduce taxable assessment but can also create rollback-tax consequences when qualifying land use changes or certain transfers/divisions occur.

Bucks County tax assessment FAQs
How do I search Bucks County tax assessment records?
Use the Bucks County Board of Assessment Appeals Public Access System. Choose Owner, Address, Parcel Number/ID or Advanced Search. Start with the least restrictive accurate information, then open the correct result by its map number and save the Parcel ID.
Can I search Bucks County property assessments by owner name?
Yes. The official portal supports owner-name searching and allows the asterisk (*) before or after a name fragment for partial matches. The search is case-insensitive.
Why does a recent Bucks County buyer not appear in the assessment record?
The Board uploads assessment data weekly and currently warns that the gap between deed recording and assessment ownership updates is longer than normal. Verify the recorded deed through the Recorder of Deeds/LANDEX and contact the Board at 215-348-6219 if the ownership display remains outdated.
How often is the Bucks County assessment portal updated?
The public-access site states that data is updated each Monday evening between approximately 11 PM and midnight Eastern Time. Recently recorded deeds or new parcel activity can therefore appear in another county system first.
What is the Bucks County property tax millage for 2026?
Bucks County’s 2026 Final Budget lists county millage of 29.650 mills. This is only the County component; municipal and school-district millage varies by parcel and must be added separately where applicable.
Where do I check my current Bucks County property tax balance?
Current-year real estate taxes are collected by locally elected Tax Collectors, not by the County Treasurer as a general current-tax payment office. Identify the property’s municipality, then use the assigned local collector and the specific tax bill for the current balance and payment period.
Where do I search delinquent Bucks County real estate taxes?
Use the Bucks County Tax Claim Bureau and its Online Property Tax Inquiry system. When searching by parcel number, preserve the required dashes. For an owner-name search, use last-name-first formatting; for location address, start with house number and street name.
What is the Bucks County assessment appeal deadline?
The 2026 annual appeal filing deadline was August 3, 2026, and that filing window has passed. Annual changes from that cycle are effective for the 2027 tax year. An interim appeal instead uses the deadline printed on the recent assessment revision notice.
When is the next Bucks County Homestead/Farmstead deadline?
Bucks County currently lists March 1, 2027 as the Homestead/Farmstead Exclusion deadline for the tax year beginning July 1, 2027. Owners should use the current 2027 form from the Board of Assessment Appeals page.
Are Bucks County parcel-map lines legal property boundaries?
No. Assessment and GIS parcel lines are useful for identifying and researching a property, but they do not replace a recorded deed, subdivision plan, easement review or professional boundary survey when exact legal location matters.
