New Harris Govern search vs. Classic Property Search
BCAD’s current Property Search points to the Harris Govern public portal. Use this as the normal first route.
BCAD also retains the legacy TrueAutomation/Harris Govern search. It can be useful when a familiar legacy field or layout is easier to work with.
Use the official map when you know where the tract is but owner/address text is unreliable, especially for vacant land or adjoining accounts.

Texas does not use an Ohio-style 35% assessment ratio
Start with 100% market value as of January 1
With limited statutory exceptions, Texas appraisal districts appraise taxable property at market value as of January 1. The number used to calculate a particular tax can then be lower because of an appraisal limitation, special appraisal or exemption.
That is why a Bexar County record can simultaneously display a market value, a lower capped appraised value and different taxable values for different taxing units.

Homestead cap vs. 2026 non-homestead circuit breaker
A qualifying residence homestead can receive the Texas appraisal limitation beginning January 1 of the tax year after the first year the owner qualifies for the homestead exemption. New improvements are treated separately.
Qualifying non-homestead real property valued at $5,320,000 or less may receive the temporary 20% annual appraised-value limitation. BCAD applies it automatically when the statutory requirements are met.

BCAD reported that more than 734,000 eligible records were reviewed for the first 2026 notice cycle, while roughly 196,000 notices were prepared because many values did not change enough to trigger a notice.
Initial appraisal notices were mailed to accounts meeting notice conditions.
The ordinary deadline for most accounts in the initial cycle has passed.

The Bexar Tax Office publishes no processing charge for an eCheck payment through its authorized payment system.
