Benton County Auditor Property Search, Deeds & GIS Maps

Benton County, Washington · Parcels, deeds, taxes, maps, farms and appeals

Find a Parcel and Route Every Property Task

Use the Benton County Assessor’s property search for parcel ownership, plot size, sales history, assessed value, property characteristics and map context. Use the County Auditor when you need the recorded deed, mortgage, easement, release, plat, survey or another legal document.

This guide explains what to search, why an address may be missing, how to read the property record, where to pay taxes, how to check zoning and maps, and what evidence or forms to prepare before contacting a county office.

The Auditor is not the property appraiser. Benton County’s Assessor maintains parcel ownership, assessed value, property characteristics and cadastral mapping. The Auditor records submitted legal documents, while the Treasurer bills and collects property tax.

Quick answer: which official property tool should you open?

Use the Assessor’s Spatialest Property Search for owner, parcel, assessed value, lot size, improvements, sales and nearby-property research. Use the Auditor’s EagleWeb search for recorded deeds, mortgages, liens, releases, easements, plats and surveys.

1 Find the parcel Search the Assessor by owner, address or property number.
2 Save the property number Use it for taxes, maps, deeds and county calls.
3 Select the correct office Assessor, Auditor, Treasurer, GIS, Planning or BOE.
4 Verify before acting Match the location, parcel and relevant document.

Local search troubleshooting

No parcel result? Check addresses, vacant land and recent changes

Owner search failed Enter only the surname or business name, then try the former owner, trust or estate.
Address search failed Simplify the road wording and confirm that the parcel has an officially assigned address.
Vacant land has no address Benton County does not assign an address until a residential building permit is issued.
Plat shows an address beginning with T The T can indicate a temporary address that may change when a building permit is issued.
Rural private-road search fails Use the complete official address format or search by owner and property number.
Property recently sold Search the seller and check the Auditor’s recorded-document system for the deed.
Parcel was divided or combined Search the parent or former property number and contact the Assessor.
Property may be in a city Confirm whether the parcel is inside Kennewick, Richland, West Richland, Prosser or another jurisdiction.
Vacant-land search tip: Use the property number or a legal description such as subdivision and lot, short plat and lot, or section-township-range information when no official street address exists.
Assessor call script “I am trying to identify property at [address, road or legal description]. I searched using [owner or property number], but the parcel is missing or appears under an older record. Can you confirm the current property number and whether the parcel was divided, consolidated or transferred?”

Why a value increase does not equal the same tax increase

Washington’s one-percent levy-growth limit applies to taxing-district revenue, not to the annual value change of an individual home. A parcel’s tax can increase or decrease depending on how its assessed value changed relative to other property in the same taxing district.

Check these facts before disputing value

Lot or acreage size
Residential, farm, commercial or industrial use
Living or building area
Year built and condition
Garage and outbuildings
Vineyard, orchard or permanent crops
Irrigation and utility services
New construction or demolition
Annual revaluation: Benton County is an annual-assessment county. Appraisers physically inspect one-sixth of the county each year, while the remaining property is adjusted using market sales; new construction is reviewed countywide each year.
Auditor EagleWeb workflow

Find a deed, mortgage, lien, release or easement

The Auditor’s EagleWeb system is the correct portal for recorded instruments. Public users must choose the Public Login option and may receive index access without every document image.

Search recorded documents step by step

Identify the parcel first Save the owner, previous owner, 15-digit property number and approximate transfer date.
Open EagleWeb Continue to Login and select Public Login when you do not have a registered account.

Coverage wording differs slightly across county pages. Benton County pages describe modern online records as beginning in January 1971, while the EagleWeb welcome screen says January 1, 1972. For an early-1970s document that does not appear, contact Recording instead of assuming it was never recorded.
Restrictive covenant modification: Washington property owners can record a qualifying restrictive-covenant modification without a county recording charge. The process requires property-owner names, legal descriptions, parcel information and notarisation.
Recording call script “I need a recorded [deed, easement, release, lien or survey] involving [names]. The approximate recording date is [date], and the property number is [number]. Can you confirm the correct record, whether an image is available and the ordinary or certified-copy cost?”

Parcel-map workflow

Find the property number first Use the Assessor search so the map is not dependent on an uncertain address.
Open the Community map or GIS Hub Search or navigate to the parcel location.
Confirm the parcel number Make sure the selected polygon matches the property card.
Turn on only useful layers Review roads, jurisdiction, aerial imagery, zoning or other relevant information.
Check the layer source and date Aerial photography and mapped data may not reflect a recent construction or boundary change.
Move to recorded evidence Use the deed, recorded plat, survey and a licensed surveyor for legal-boundary decisions.
Fence, irrigation and building warning: Do not place a fence, structure, private road, irrigation improvement or utility from an online parcel line. GIS geometry can be offset from the legally surveyed ground position.
Planning, addresses and permits

Confirm zoning before relying on a parcel map

Benton County Planning administers land-use rules for unincorporated property. Parcels inside a city may be subject to the applicable city’s zoning and permit requirements.

Micro steps for a zoning question

Find the property number and location Save the parcel, address and legal-description information.
Confirm city or county jurisdiction Determine whether the property is inside an incorporated city or unincorporated Benton County.
Open the county zoning page Review the Official Zoning Map when the parcel is within county jurisdiction.
Identify the zoning district Note the exact district code rather than relying on a general land-use description.
Check allowed uses and standards Review use, lot size, density, building height, setbacks, parking and buffering requirements.
Confirm with Planning Call before purchasing, subdividing, building or changing the use of the property.
Current permitting change: Benton County launched a new permitting software system on July 7, 2026 for Planning, Building and related Public Works services. Use the county’s current Self-Service Portal rather than an older saved application link.

Board of Equalization workflow

Appeal a Benton County assessment with market evidence

2026 timing: The general July 1 deadline for appealing a 2026 assessment for taxes payable in 2027 has passed. A taxpayer may still have a deadline within 30 days after the mailing date of a Change of Value Notice. Use the exact date on the notice.

Talk to the Assessor first—but protect the appeal deadline

Ask the Assessor to review square footage, bedrooms, heating, quality, condition, land details and other characteristics. An Assessor discussion can correct an error, but it does not automatically extend the Board of Equalization deadline.

Prepare the petition

Use the current Washington petition form The county directs taxpayers to Form 64 0075 for a real-property appeal.
Prepare one petition per parcel Each disputed property number requires its own filing.
Attach the Change of Value Notice It is required when the appeal is based on a newly mailed value change.
State a specific market-value reason Explain why the value does not reflect fair market value.
Attach persuasive evidence Use comparable sales, appraisals, damage estimates, government restrictions, easements, photos or maps.
File a protective appeal when necessary Do not let an informal review cause the legal filing period to expire.
Keep proof of delivery Save the submitted petition, attachments and delivery confirmation.

Useful and unusable arguments

Evidence the Board can evaluate
Issue
Useful evidence
Weak argument to avoid
Incorrect property facts
Measurements, building records, photographs and permits.
The percentage increase seems too large.
Recent purchase
Deed, excise affidavit, purchase agreement and sale conditions.
The tax bill is unaffordable.
Comparable sales
Nearby arm’s-length sales with similar land and improvements.
Comparing only another parcel’s assessed value.
Development limitations
Agency letters, easements, access limits, zoning or expert reports.
An unsupported claim that the parcel cannot be developed.
Damage or condition
Dated photographs, contractor estimates and inspections.
Ordinary maintenance complaints without value evidence.
Evidence standard: Washington law presumes the Assessor’s determination is correct. The taxpayer must provide clear, cogent and convincing evidence that the value is flawed.
BOE call script “I received a Change of Value Notice dated [date] for property number [number]. Can you confirm my filing deadline, the correct petition, required attachments and whether the Kennewick or Prosser delivery option applies?”

Deeds, excise tax and ownership changes

Prepare a Benton County property transfer

A property transfer commonly involves the Treasurer’s Real Estate Excise Tax process and the Auditor’s Recording Division. A correctly signed deed alone may not be enough to complete the transaction.

Standard transfer sequence

Prepare the legal document Use the correct deed or transfer instrument with a complete legal description.
Complete the Real Estate Excise Tax Affidavit Benton County states that areas 1 through 7 must be fully completed.
Use a supplemental statement when required Certain exemptions and special transactions require additional information.
Use the mobile-home affidavit for a mobile home A mobile-home ownership change uses a separate excise affidavit.
Submit the excise documents to the Treasurer Confirm tax, exemption and payment requirements.
Record the accepted document with the Auditor Verify formatting, recording charges and return-address information.
Recheck the Assessor record Allow processing time, then confirm that the ownership and mailing information updated.

Recording requirements that commonly delay documents

Required index information on the first page or cover sheet
Three-inch first-page top margin or approved cover-sheet option
Readable text, seals and attachments
Correct page size and ink
Grantor and grantee names
Return address
Legal description
Assessor parcel number when available
Nonstandard-margin fee: When the only failed requirement is the minimum margin, the county allows use of the nonstandard clause on the cover sheet with an additional $50 fee. Confirm the full current recording charge before submitting.
Prosser service change: Recording remains available in Kennewick. In-person recording in Prosser is by appointment; email the Auditor or call 509-786-5620 before traveling.

  • Preparing questions for county staff
Get additional verification for
  • Legal ownership and marketable title

Ten practical answers

Benton County property search FAQs

What is the official Benton County property search?

Use the Benton County Assessor’s official Spatialest property search for parcel ownership, assessed value, property characteristics, sales and map information. Use the Auditor’s EagleWeb system for deeds, mortgages, liens, releases, easements and other recorded documents.

Does the Benton County Auditor assess property values?

No. The Benton County Assessor determines the value of taxable real and personal property. The Auditor records and preserves qualifying legal documents.

How do I search Benton County property by owner name?

Open the Assessor property search and begin with the owner’s last name or organization name. Add the first name only when the results are too broad, then verify the parcel number, physical location and property characteristics.

Why does a vacant Benton County parcel have no address?

Benton County does not assign an address until a building permit for a residence is issued. Search vacant land using the parcel number, owner name or legal-description information rather than an address.

Where can I find a Benton County deed or easement?

Use the Benton County Auditor’s EagleWeb recorded-document search. Search by grantor, grantee, reception number, document type or recording-date range.

How far back do Benton County online recorded records go?

The county’s modern online recording resources cover documents from approximately January 1971 or 1972 forward. Historical grantor-grantee indexes cover earlier records beginning in 1906.

When is the second-half 2026 Benton County property-tax payment due?

The normal second-half date is October 31. Because October 31, 2026 falls on Saturday and Benton County moves weekend deadlines to the following Monday, the effective deadline is Monday, November 2, 2026.

Are Benton County GIS parcel lines legal boundaries?

No. GIS parcel lines and online measurements are useful for research but do not replace a recorded survey, plat, deed or licensed boundary survey.

How long do I have to appeal a Benton County property value?

The appeal deadline is the later of July 1 of the assessment year or 30 days after the Assessor mailed the Change of Value Notice. A separate petition is required for each parcel.

Who should I call about Benton County property records?

Call the Assessor at 509-735-2394 in Kennewick or 509-786-2046 in Prosser for parcel and value questions; Auditor Recording at 509-786-5616 for document searches; Treasurer at 509-735-8505 for tax payments; and the Board of Equalization at 509-786-5604 for appeals.

Information checked August 6, 2026: Property-search portals, office responsibilities, contact information, tax deadlines, weekend rules, online-payment fees, recording coverage, copy costs, appeal requirements, zoning guidance, current-use fees and transfer forms were checked against Benton County government resources.
