Find a Beaver County Parcel, Read the Assessment, and Follow the Right Property Record

Beaver County property assessment data is maintained by the county’s Assessment / Tax Claim Office. You can search by owner name through the County assessment system, use the broader property-record portal for parcel details, or open GeoHub when an address or map is the easiest way to identify the property.

The County completed a general reassessment for the 2024 tax year and now uses a 100% predetermined assessment ratio. That makes older pre-2024 assessments poor comparisons unless you account for the reassessment and the much lower post-reassessment millage structure.

Correct jurisdiction: this guide covers Beaver County, Pennsylvania. It does not cover Beaver County, Oklahoma or Beaver County, Utah.

Quick answer: start with the Beaver County assessment record, then choose the record you actually need

For an owner-name lookup, open Beaver County’s official Assessment Property Search. The search page specifically uses the format LastName,FirstName—for example, Smith,John—and allows a partial name.

For broader parcel research, use the official Beaver County Property Records system. Use the Recorder of Deeds only when you need the actual deed, mortgage or other recorded instrument.

1 Find parcel Search owner, property or parcel information.
2 Verify record Match parcel number, location and municipality.
3 Read assessment Land + building = total assessed value.
4 Finish the task Tax, deed, GIS, appeal or relief.

Beaver County GeoHub

GeoHub is the practical map when an address or parcel number is easier than an owner name

Beaver County launched the current GeoHub in early 2025 to replace the former InfoAtlas. The County describes it as a free public property-information resource with parcel data, points of interest and historical aerial imagery.

Find address or parcel The public map includes a search box specifically labeled for address or parcel research.
Property Info The parcel-information panel can display location and ownership-related assessment information.
School Districts Useful when identifying the school district associated with the property before interpreting tax rates.
Assessment & zoning context The public interface includes assessment and zoning-oriented parcel information.
Useful workflow: if the assessment owner search fails but you know where the property is, identify the parcel in GeoHub first and carry the parcel number back to the Assessment Office records.
Assessment record vs legal record

Do not use the Assessor display as a substitute for the recorded deed

Beaver County warns that the owner shown in the assessment system may differ from Recorder of Deeds information because assessment-roll updates follow statutory assessment procedures and recorded changes require review before they affect the roll.

Recorder of Deeds online search

Beaver County’s Recorder provides online access to its grantor/grantee index from 1800 to the present. The County says you should have at least one party’s name and an approximate transaction date before searching.

Start with the assessment record if all you know is the property location The Recorder’s own FAQ says its records are indexed by name rather than property location or tax parcel number.
Copy the owner name exactly enough to search Include a current or former owner when researching a deed or mortgage chain.
Estimate the recording period A purchase date, prior deed reference or sale history can narrow the Recorder search.
Open the index result Match the parties, document type and date rather than relying on the name alone.
Verify the actual recorded instrument when the matter is legal Beaver County recommends examining the paper, microfilmed or imaged instrument rather than relying solely on index data.

2024 countywide reassessment

Beaver County now uses a 100% predetermined assessment ratio

The 2024 reassessment changed the scale of the assessment roll

Beaver County’s financial reporting states that the last general reassessment was conducted for the 2024 tax year and established an assessment ratio of 100%.

The County’s Property Records disclaimer likewise states that Beaver County’s predetermined ratio is 100%. In practical terms, the current assessed value is tied to the base-year market value rather than the much lower fractional assessment levels that appeared on the old pre-2024 roll.

Do not compare a 2023 assessment directly with a 2024–2026 assessment. The general reassessment dramatically changed the assessment base. County millage was also reduced from the old pre-reassessment level, so a larger assessment number does not mean taxes increased by the same proportion.

Common Level Ratio is not the property-tax rate

Beaver County also publishes a Pennsylvania Common Level Ratio. The Recorder currently notes a factor of 1.34 for documents accepted from July 1, 2026 through June 30, 2027.

That factor is an equalization/valuation tool and can also become relevant in certain assessment or transfer-tax contexts. It is not millage and should not be multiplied by assessed value to calculate an ordinary county tax bill.

Why online records can change

Beaver County’s assessment roll is a live record, not a frozen database

The County’s property-record disclaimer explains that the assessment roll must be certified on or before November 15 for the following tax year and identifies January 1 as Assessment Day.

1
Recorded deed A transfer can first appear in Recorder records.
2
Assessment review Recorded information is reviewed before the assessment roll changes.
3
January 1 Assessment Day establishes the property’s yearly assessment status.
4
Roll revisions Approved physical-property changes can revise the assessment data.
5
By Nov. 15 The roll is certified for the subsequent tax year.
Recent buyer not showing yet? Search the Recorder of Deeds before assuming the deed was not recorded. Assessment ownership and recorded ownership can update on different schedules.
2026 millage calculator

Calculate an estimated Beaver County property tax from the assessed value

Pennsylvania millage is applied to assessed value. One mill equals $1 of tax for each $1,000 of assessed value.

Beaver County millage calculator

The 2026 Beaver County millage is 3.67 mills. Municipal and school millage depend on the property’s location, so those fields are left editable.

This calculator is an estimate. Homestead/Farmstead exclusions, special programs, interim assessments and separate billing rules can change the actual bill.

County-only estimate $918
Combined estimate $918

Formula: assessed value × total mills ÷ 1,000.

Do not use another municipality’s rate. Beaver County’s official 2026 millage report shows that local millage varies substantially among cities, boroughs and townships.
2026 current county tax

Use the Treasurer for current county taxes and Tax Claim for older unpaid taxes

Beaver County’s Treasurer collects the current year’s county real-estate tax. The Assessment / Tax Claim Office handles prior-year delinquent tax matters after they move into Tax Claim.

2026 bills mailed January 10 Beaver County’s current Treasurer page states that 2026 county tax bills were mailed January 10, 2026.
Discount ended March 12 The County’s 2026 two-percent discount period ran from January 12 through March 12.
Prior years go to Tax Claim Unpaid prior-year taxes are handled through the Beaver County Tax Claim Bureau and can include additional charges.
Keep paying during an appeal The Treasurer advises taxpayers with a pending assessment appeal to pay the current county bill; any resulting refund can be issued after the appeal is resolved.

Assessment appeal timing

The regular appeal deadline for the 2026 tax year was September 2, 2025

Beaver County’s official Notice of Intention to Appeal for the 2026 tax year required the completed form to be returned by close of business on September 2, 2025.

Do not reuse the old 2026 appeal form for a later tax year. If you are challenging a new assessment now, contact the Assessment Office for the form and rules applicable to the current appeal cycle.

The 2026 form also published bcappealform@beavercountypa.gov as an email filing address for that appeal cycle. Verify the current year’s instructions before filing a new appeal.
Property tax relief

Homestead/Farmstead and Clean and Green follow separate rules

Homestead / Farmstead exclusion

Beaver County’s 2026 instructions state that the application for school property-tax relief for tax years beginning July 1, 2026 had to be filed by March 2, 2026.

The form is for a qualifying primary residence or farmstead. Once an existing application has been approved for the current residence, annual refiling may not be necessary unless the district requires it or circumstances change.

Clean and Green

Pennsylvania’s Clean and Green program provides preferential assessment for qualifying agricultural, agricultural-reserve or forest-reserve land.

Beaver County’s application instructions state that new applications generally must be received by June 1 of the year immediately preceding the tax year for which enrollment is requested, subject to the special reassessment exception described in the form.
