Why Allegheny County uses a 2012 base-year value
Allegheny County uses a base-year methodology with an effective valuation date of January 1, 2012. The countywide reassessment based on that year was first used for the 2013 tax year.
When the county may change a value
Catastrophic-loss relief
A property damaged by fire or another qualifying catastrophic event may be eligible for a proportional assessment reduction. The application must generally be filed within six months of the loss.
Use a Special Appeal after a written determination
A Special Appeal is different from the annual appeal window. It may be filed year-round after certain written county determinations.
