The 2027 value is not a simple update to the old 2018-base assessment
Lancaster County’s current assessment system traces to the countywide reassessment effective January 1, 2018. Current 2026 assessed values are based on January 1, 2018 market values and use a 100% predetermined ratio. The 2027 reassessment is intended to reset properties to approximately 100% of current fair market value.

Does a higher 2027 assessment automatically mean higher taxes?
No. Reassessment is designed to equalize values. The county explains that taxing jurisdictions must first adjust millage to remain revenue neutral before making ordinary budget-related rate changes. Your eventual individual change depends on how your property’s value changed relative to the overall tax base and the later-adopted rates.
Fix a factual error differently from a value disagreement

The 2027 reassessment appeal filing window has closed
Reassessment notices were mailed June 15, 2026. The special 2027 reassessment annual filing deadline was August 3, 2026—the first business day after August 1. As of this article’s August 2026 update, that deadline has passed.
A later assessment-change notice can create a different deadline
Lancaster County’s general appeal rules also provide a separate 40-day appeal opportunity when the Assessment Office issues an assessment-change notice after a qualifying change to the property. If you receive a new notice, use the deadline printed on that notice rather than relying on the expired reassessment deadline.

2026 county millage: 3.201 mills
Lancaster County’s published 2026 rate table lists a county millage of 3.201. Municipal and school millage varies by location, so there is no single countywide “total tax rate.”
One mill means $1 of tax for each $1,000 of taxable assessed value. Use the municipality and school district shown for the parcel when researching the full tax burden.
Online county-tax payment has a confusing search label
The county’s payment instructions contain an important portal quirk: when paying online, take the ACCOUNT NUMBER printed on the tax bill and enter it into the online field labeled PARCEL NUMBER. The county says that if you enter the Account Number there, you do not need additional search information.

Lancaster County lists a March 1 enrollment deadline. The program relates to qualifying owner-occupied homestead/farmstead property and school property-tax relief.
The county also warns that recently submitted applications may not yet appear online and tells recent buyers to contact the Assessment Office to confirm enrollment.
Preferential assessment can apply to qualifying agricultural use, agricultural reserve/open space or forest land.

“Primary homesite” and “residual acres” do not mean part of your land disappeared
Lancaster County explains that a primary homesite represents the typical or average base acreage used for the assessment neighborhood. Acreage beyond that base amount may be categorized as residual land and valued at a lower rate per acre.
