This guide shows which one to use, what each search field actually does, how often each database updates, what to verify inside the record, and what to do when the information is wrong.

Current August 2026 warning: do not apply 2026 millage rates to the new 2027 reassessment value. Lancaster County states that 2027 tax rates will be adjusted downward for the reassessment year. County and municipal 2027 rates are expected toward the end of December 2026, while 2027-2028 school rates will be determined in June 2027.

What “primary homesite” and “residual acres” mean

Primary homesite

Lancaster County describes this as the average/common acreage used as the base homesite amount within an assessment neighborhood.

Residual acreage

Acreage above the neighborhood base lot size may be classified as residual land and valued at a lower per-acre rate than the primary homesite component.

Critical 2026 distinction

Current assessment and 2027 reassessment are two different records

2027 reassessment target: 100% current fair market value

Lancaster County’s existing tax base uses the 2018 base year with a 100% predetermined ratio. The new countywide reassessment establishes a new 2027 base year and is intended to equalize assessments at 100% of current fair market value.

That does not mean you should multiply your new value by the 2026 tax rate.

Correct factual property errors before treating them as a valuation dispute

If the parcel record shows incorrect building or property information, Lancaster County provides a Property Correction Form and also accepts assessment questions by phone or email. Depending on the issue, staff may be able to correct the record or may need a field check.

Wrong mailing address Email the Assessment Office to begin the correction process. A recent transfer may not have been reflected when a notice was printed.
Wrong square footage Compare the county record with plans, permits or measurements and identify the exact field you believe is wrong.

A correction and an assessment appeal solve different problems

Property record is factually wrong

Start with the Assessment Office and Property Correction Form when the dispute is about building facts, parcel data, mailing information or another record error.

Property facts are right but value is too high

That is an assessment-value issue. The Board of Assessment Appeals hears evidence concerning fair market value.

Current deadline status: the 2027 reassessment appeal deadline has passed. Lancaster County now says the next annual appeal opportunity is for 2028, with more information expected in early 2027.

Interim 40-day appeals still matter

Separate from the annual appeal cycle, Lancaster County publishes an Interim/40 Day Appeal process for qualifying assessment change notices. If the Assessment Office issues a new assessment-change notice after a property change, read the notice immediately because a 40-day filing window may apply.

County tax-payment portal trick

Use the ACCOUNT NUMBER from the tax bill in the portal’s PARCEL NUMBER field. Lancaster County’s online payment instructions specifically say that when you enter the Account Number in that field, you do not need to add other search information before clicking Search.

Use Tax Claim after a real estate tax becomes delinquent

Lancaster County’s Tax Claim Bureau publishes delinquent-tax reports and tax-sale information. The county expressly warns that report amounts are not certified and that the amount due can change because interest accrues monthly.

Lancaster County GIS describes LanCo View 2.0 as its free public property-search map. It can display parcel information including acreage, dimensions, deed reference and aerial imagery.
