The county’s 2026 assessment announcement identifies December 7 for the second-half bill because the normal December 5 date falls on a weekend.

An assessment appeal does not postpone the tax due date. Loudoun states that taxes remain due while an assessment dispute is pending. If the assessment is later reduced after you paid, a refund may be issued if other taxes are current.

Route 28 local tip: Loudoun says the Route 28 Special Tax District information appears under the Profile section of the Assessment and Parcel Database. The district is primarily tied to commercial and industrial property—do not add the rate to a residential estimate merely because the address is near Route 28.

Property inside an incorporated town?

Loudoun County now bills and collects real estate taxes for the county’s incorporated towns, with county and town taxes displayed as separate line items on a consolidated bill. The towns are Hamilton, Hillsboro, Leesburg, Lovettsville, Middleburg, Purcellville and Round Hill.

Do not make two payments just because two tax lines appear. Loudoun’s incorporated-town guidance says a single payment should be made to the county for consolidated real estate bills, using the Loudoun County real estate tax account number.

Assessment portal vs. GIS: the assessment system describes full Parcel IDs as 12 characters. Loudoun GIS help says its parcel-by-PIN search accepts a 9- or 12-digit PIN and reduces a 12-digit GIS entry to the first 9 digits for mapping.
