Find the Assessment and Understand What the Value Really Means
Search Allegheny County property assessment records by street address or block-and-lot parcel number, then review the owner, building characteristics, base-year assessment, taxable value, county tax status, Homestead status, appeal history, deed references and map.
The important Allegheny County detail is that the assessment displayed online is not simply today’s market value. The county still uses a 2012 base-year methodology, while annual appeals use a Common Level Ratio to translate proven current market value into the county’s assessment framework.
Quick answer: search by address or block-and-lot ID
The free Allegheny County Real Estate Portal lets the public search by property address or parcel number. Enter the house number and only the main street name—do not add Street, Road, Drive, Circle or another suffix. Leave Municipality blank when you are not sure which Pittsburgh-area municipality contains the property.

Why Allegheny’s assessed value can look far below today’s market price
The portal is built around a 2012 base year
Allegheny County’s current assessed values use an effective valuation date of January 1, 2012. That countywide reassessment first became effective for the 2013 tax year and remains the underlying base-year methodology today.
This means the assessment is not intended to equal a normal 2026 listing price. When an appeal establishes a current market value, the applicable Common Level Ratio is used to relate that value back to Allegheny’s base-year assessment system.
2026 versus 2027 Common Level Ratios
Allegheny County’s appeal FAQ states that the 2026 Common Level Ratio is 50.14%. If a hearing established a current market value of $100,000, the county example produces a $50,140 assessment value.
The county has announced a 49.3% CLR for tax year 2027 and says the factor will be applied to current market value in appeals beginning in September 2026.
What can change an Allegheny assessment?
Request the Property Record Card before appealing a factual error
The county’s appeal guidance says the Property Record Card contains more assessor detail than the public Real Estate Portal. If square footage, exterior dimensions, building characteristics or another assessment fact is wrong, the record card can help identify exactly what the assessor is using.

Allegheny County tax assessment FAQs
How do I search Allegheny County property assessments?
Use the official Allegheny County Real Estate Portal. The free public search supports property address and block-and-lot parcel number searches. Open the matching parcel and verify the physical address, municipality and parcel ID before relying on the assessment.
Can I search Allegheny County property by owner name for free?
Unrestricted owner-name searching is not included in the ordinary free public portal. Allegheny County offers owner-name searching through its paid subscription service. For a single property, search by address or parcel number and then review the owner displayed on the parcel.
Why should I leave Street or Road out of the address search?
The Allegheny County Real Estate Portal specifically instructs users not to include street suffixes such as Street, Road, Drive or Circle. Enter the house number and main street name, and leave Municipality blank when uncertain.
Why is my Allegheny County assessment lower than today’s market value?
Allegheny County uses a 2012 base-year assessment methodology. The assessment displayed online is therefore not intended to equal a normal 2026 current-market estimate.
What is the Allegheny County Common Level Ratio for 2026?
The county’s appeal guidance states that the tax-year 2026 Common Level Ratio is 50.14%. The CLR is used in assessment equalization and appeals and should not simply be multiplied against every parcel record for routine annual tax calculations.
What is the 2027 Allegheny County Common Level Ratio?
Allegheny County has announced a 49.3% Common Level Ratio for tax year 2027 and says the factor will be applied to current market value in appeals beginning in September 2026.
When is the 2027 Allegheny County assessment appeal deadline?
The current annual appeal window runs from July 1 through September 1, 2026 for tax year 2027. The county states that there is no filing fee. Online filing is available through the parcel’s Appeal Status tab.
What are the 2026 Allegheny County property-tax dates?
The 2% discount period ended March 31, 2026, the gross or face period ended April 30, 2026, and the past-due period began May 1, 2026. Current unpaid 2026 county taxes receive a one-time 5% penalty plus 1% interest per month.
How much is the Allegheny County Homestead exclusion?
Act 50 excludes the first $18,000 of qualifying assessed value from Allegheny County real-property taxation. At the current county millage of 6.43 mills, the county describes typical annual savings of $115.74.
How can I get an Allegheny County Property Record Card?
You can request a Property Record Card by emailing LandHelp@AlleghenyCounty.US at no cost. A paper copy is also available at the County Office Building Real Estate Copy Desk for $0.25 per page.
