Find Parcels, Taxes, Maps & Deeds
Search a Union County property by owner name, address or parcel ID, then use the detailed record to review ownership, market value, assessed value, land and building facts, transfers, tax history, credits and the parcel’s effective tax district.
This guide explains exactly what to type, why a result may be missing, what every important field means, and when to move from Beacon to the Treasurer, Recorder, GIS, Engineer or Board of Revision.
Quick answer: where should you search first?
Use the official Union County Beacon Property Search for owner, address, parcel, value, building, sale and tax-history information. Search with fewer details first, select the correct Parcel ID, open the detailed property report, and scroll to Tax History for tax year 2025 payable in 2026.

Search by owner, address or parcel ID
The most common mistake is entering too much information. Union County’s search guidance recommends using fewer details first, especially for names and addresses.
- Enter the last name first.
- Add the first initial only if necessary.
- Remove punctuation, suffixes and middle initials when nothing appears.
- Try a trust, LLC, estate or former owner.
- Verify the address and parcel ID.
- Try the house number first.
- Add the main street word.
- Remove North, South, East or West initially.
- Remove Road, Street, Avenue and unit numbers.
- Confirm township and tax district.
- Copy the number from a bill, deed or prior report.
- Enter the complete identifier.
- Remove spaces or separators if needed.
- Check zero versus the letter O.
- Match the resulting property location.

Understand the parcel report before taking action
A useful property review goes beyond the owner and total value. Check the parcel identity, tax district, building facts, sale type and credits before paying, appealing or comparing property.
Field |
What it means |
Practical next step |
|---|---|---|
Parcel number |
The county identifier for the property. |
Use it for tax, GIS, deed, form and office questions. |
Owner |
The ownership name currently displayed by the Auditor. |
Use the recorded deed when legal ownership proof is required. |
Tax district |
The combination of jurisdictions and levies applying to the parcel. |
Use it to identify the correct effective tax rate. |

An abbreviated property-description reference. |
Use the complete recorded deed or survey for legal work. |
Market value |
The Auditor’s estimate of open-market property value. |
Review facts and recent valid sales before disputing it. |

Generally 35% of market value under Ohio’s property-tax system. |
Do not treat it as the final bill; rates, credits and assessments still apply. |
Ownership history |
Prior owners, conveyance type, purchase date and price. |
Check whether a transfer was a valid arm’s-length sale. |
Land information |
Lot, soil, acreage and land-value rates. |
Check acreage, use and CAUV status when relevant. |
Dwelling and improvements |
Floor area, dwelling features, sketch, grade, age, condition and depreciation. |

Use sales and comparable searches effectively
Beacon provides advanced Sales Search, monthly sales and transfer lists, Comp Search and export tools. A good comparison requires more than a nearby address or similar price.
- Same or similar tax district
- Nearby township, city or village
- Similar school-district influence
- Comparable road and neighborhood setting
- Property class and use
- Living area and building style
- Year built, grade and condition
- Lot size and improvements
- Recent date
- Market exposure
- No unusual financing
- No foreclosure, gift or trust distortion
Exclude misleading transfers
Find deeds, mortgages, liens and easements
Use the Recorder when you need the actual recorded instrument. The parcel report helps identify the owner, transfer date and deed reference, but it does not replace the recorded document.

File a Board of Revision complaint when the dispute concerns the parcel’s market value—not simply because the tax bill feels high. The Board may raise, lower or leave the value unchanged.

Union County property search FAQs
How do I search Union County property records by owner name?
Open the official Union County Beacon property search and begin with the owner’s last name. Add a first name or initial only when the results are too broad, then verify the result using the property address and parcel ID.
Can I search a Union County parcel using only an address?
Yes. Begin with the house number or the house number plus the main street word. If no result appears, remove the direction, street suffix, punctuation and unit number.
Why is a recently purchased property still listed under the former owner?
The recorded deed and public Auditor display may not update at exactly the same time. Search the former owner, check the Union County Recorder’s official records and contact the Auditor if the ownership display remains unchanged.
What is the difference between market value and assessed value in Ohio?
Market value is the Auditor’s estimate of open-market property value. Assessed value is generally 35 percent of market value in Ohio and is used with the parcel’s effective tax rates, credits and special assessments to calculate the bill.
Why does tax year 2025 appear on a 2026 Union County tax bill?
Ohio real-estate taxes are collected in arrears. Union County instructs users to review tax year 2025 in Beacon’s Tax History section for the property-tax liability payable during 2026.
Are Union County GIS parcel lines legally exact?
No. GIS lines are useful for locating and comparing parcels but are not legal boundary surveys. Use recorded deeds, plats and surveys and obtain professional help before making a fence, building, driveway, easement or boundary decision.
Where can I find a Union County deed or mortgage?
Use the Union County Recorder’s official-record search. Online images and indexes are available from 1995 to the present, with separate historical indexes for many earlier deeds, mortgages and miscellaneous records.
How do I challenge an incorrect Union County property value?
Review the parcel data, collect value evidence and use the current DTE 1 Board of Revision complaint. The notarized complaint must generally be received after January 1 and on or before March 31 for the applicable filing period.
What is the difference between owner occupancy, Homestead and CAUV?
Owner occupancy is a tax reduction for a qualifying primary residence. Homestead provides additional relief for eligible homeowners. CAUV values qualifying agricultural land according to its agricultural income-producing ability instead of normal development-market value.
Who should I call about a Union County property-tax payment problem?
Call the Union County Treasurer at 937-645-3035 for bills, payment posting, escrow, delinquency and payment plans. Call the Auditor at 937-645-3003 for property values, parcel facts, exemptions, CAUV and Board of Revision questions.

Verify with the official Ohio source
These calculators use the verified 2026 Ohio Department of Taxation amounts and statutory rules. For your exact bill, exemption status, and county-specific deadlines, always confirm with your county auditor and the Ohio Revised Code:
Estimates use Ohio's 35% statutory assessment ratio and effective tax rate tiers averaged across major Ohio counties. Your actual bill depends on local school levies, voted millage, inside vs. outside millage splits, House Bill 920 reduction factors (HB 920), and special assessments. The 2026 Homestead general amount ($29,000) and enhanced amount ($58,000) reflect HB 187 inflation indexing — your county auditor's office may show slightly different transitional figures.
