Trumbull County Auditor Search: Property, Tax & GIS

Trumbull County, Ohio · Parcel, tax, deed, survey and map help

Find a Parcel, Tax Bill, Deed or Map

Search Trumbull County real estate by owner name, property address or parcel number, then use the official parcel report to review ownership, appraised value, assessed value, building facts, transfers, taxes and map information.

This guide also separates real estate from manufactured homes and explains the county’s three-office transfer process, GIS boundary limits, survey requirements, current tax deadlines, Recorder records, exemptions and valuation complaints.

Choose the correct property system. Trumbull County provides one search for ordinary real estate and a separate search for manufactured homes. A mobile-home title, tax bill and parcel record may not appear in the ordinary real-estate search.

Quick answer: start at the official property portal

Open the Trumbull County Auditor portal, choose Real Estate Search, and search with the owner’s last name, a simplified street address or the parcel number. Select the correct parcel, verify its address and parcel ID, then use the report’s tax, map, value and transfer sections for the next step.

1 Pick property type Real estate or manufactured home.
2 Search broadly Last name, simple address or parcel.
3 Verify the result Match address and parcel number.
4 Choose next action Tax, GIS, deed, exemption or appeal.

Exact lookup workflow

Search by owner, address or parcel number

Start with less information. A direction, suffix, trust spelling or recently changed ownership name can prevent the correct parcel from appearing.

Search by owner
  1. Enter the last name first.
  2. Add the first name only when results are too broad.
  3. Try a trust, estate, company or former owner.
  4. Remove punctuation and initials when no result appears.
  5. Verify the address before using the record.
Example: JOHNSON
Search by address
  1. Enter the house number.
  2. Add the main street word.
  3. Leave off North, South, Road, Street or Avenue initially.
  4. Remove apartment or unit information.
  5. Compare the township, city or village.
Example: 160 HIGH
Search by parcel
  1. Copy the parcel ID from a tax bill or deed.
  2. Enter the complete identifier.
  3. Check for missing zeros or transposed digits.
  4. Search the owner if a split recently occurred.
  5. Confirm the physical address.

Open and verify the property report

Choose the correct search type Select Real Estate Search unless the record concerns a manufactured or mobile home.
Run a broad initial search Use only one clean owner, address or parcel field.
Review all possible matches One owner may have a residence, vacant lot, farm parcel or rental property.
Match two independent facts Confirm the parcel number and physical address or another building or acreage detail.
Open tax, value and map sections Review the current payable year rather than assuming the first visible year is current.
Save the complete report Record parcel number, tax district, values, transfer date, legal-description clues and property facts.
Recent-sale tip: When the new buyer is not displayed, search the seller’s name, then check whether the new deed appears in the Recorder’s database.
Troubleshooting order

No property record found?

Owner search failed Try only the surname, a former owner, trust, estate or business name.
Address search failed Remove direction, street suffix, unit, city, ZIP and punctuation.
Parcel number failed Check zeros and separators, then search by owner or map location.
Recent transfer Search the seller and verify the recorded deed before assuming ownership was not transferred.
New parcel split Search the parent parcel or surrounding parcel map because the new ID may still be processing.
Manufactured home Use the separate Manufactured Homes Search rather than Real Estate Search.
Mailing city differs Verify the township, map location and parcel ID instead of the postal-city name alone.
Boundary or legal description issue Call GIS/Tax Map with the deed reference and parcel number.
Auditor call script “I am trying to locate the property at [address]. The current or previous owner may be [name], and I have [parcel number, deed reference or nearby road]. Can you confirm whether the property was transferred, split, combined or listed as a manufactured home?”

GIS and legal-boundary research

Use parcel maps without treating them as a survey

GIS/Tax Map maintains parcel boundaries, address updates and deed-description information. The map is useful for locating a parcel and nearby property, but Trumbull County says the displayed boundaries are approximate.

Copy the parcel number Start with the Auditor property record rather than guessing from a mailing address.
Open the Parcel Viewer Search by parcel, owner or address.
Zoom to the selected property Review roads, adjoining parcels and available imagery or layers.
Check adjoining parcel IDs A residence, yard, driveway or farm can involve multiple taxable parcels.
Save the map only as a reference Do not use a screenshot as a legal description or survey drawing.
Contact a surveyor when exact lines matter The county does not locate pins and cannot recommend one specific surveyor.
Boundary warning: Do not place a fence, building, driveway, septic component or utility from an online parcel line. Use the deed, accepted survey, planning or zoning approvals and professional boundary work.

Title-specific local workflow

Handle a survey, parcel split or deed transfer

What “Next Transfer Will Require Survey” means

This stamp means the current recorded legal description does not meet Trumbull County’s minimum conveyance standards. The next owner transferring the property will generally need to hire a surveyor to prepare an updated legal description and drawing.

Parcel-split workflow

Hire a land surveyor The surveyor prepares the original legal description and drawing.
Obtain local approval A city or village approves property within its jurisdiction. Township property generally goes through the Trumbull County Planning Commission.
Submit to GIS / Tax Map Bring the deed, original legal description as Exhibit A and the original survey drawing to the third floor.
Allow for review The county currently publishes a six-to-eight-week turnaround for surveys, splits, plats, replats and condominiums.
Transfer through the Auditor After GIS/Tax Map approval, take the deed to the second-floor Auditor conveyance area.
Record the deed Complete the process at the first-floor Recorder’s Office.
Do not retype the surveyor’s description. Trumbull County instructs users to attach the surveyor’s original legal description as Exhibit A and submit the original drawing.

Ordinary deed review

A deed presented without a new survey must still include a parcel number, legal description and prior deed reference. GIS/Tax Map currently publishes a 24-hour turnaround for ordinary deed and mineral-deed review when the submission is complete.

E-file restriction: Surveys and survey escrow agreements cannot be handled through e-file.
Recorded land documents

Find deeds, mortgages, liens and easements

The Recorder maintains documents affecting real property, including deeds, mortgages, easements, leases, plats, powers of attorney and several lien types.

Copy names from the Auditor record Save the current and prior owner, transfer date, parcel number and deed reference.
Open the Recorder search The Recorder says online data and images are available back to 1795, excluding military discharges.
Search name variations Try initials, full names, former surnames, business names, trusts and both sides of a transfer.
Narrow by date or document type Focus on deed, mortgage, release, easement, lien or plat records.
Open the actual image Verify the legal description, parties, recording date and instrument information.
Request certification only when needed Ask the receiving court, lender or agency whether a regular copy is sufficient.

Board of Revision

Challenge an incorrect property value

Current filing status: The deadline for tax-year 2025 property-value complaints was March 31, 2026. Confirm the next filing period before preparing a new complaint.

The Board of Revision hears property-value, manufactured-home and certain classification or exemption complaints. The complainant carries the burden of proving the requested value.

Check parcel facts first Review land area, square footage, age, condition, improvements and property class.
Choose the correct form DTE 1 is commonly used for real-property value, while DTE 1M applies to qualifying manufactured or mobile homes.
State an opinion of value Explain why the requested market value is supported.
Attach evidence Useful documents can include an appraisal, photographs, repair estimates, purchase agreement, settlement statement or income and expense records.
Use the correct signature method A handwritten complaint must be notarized. A form completed electronically on a computer and emailed to BOR does not require notarization.
Submit evidence early The Board prefers evidence with the complaint and requests enough time for review before a hearing.
Possible outcome: The Board can increase, decrease or make no change to the value. Filing a complaint does not guarantee a reduction.
BOR call script “I am reviewing parcel [number] for the next filing period. I believe the value is incorrect because [sale, appraisal, factual error, damage or comparable evidence]. Can you confirm the proper form, tax year, submission method and deadline?”

Trumbull County property search FAQs

How do I search Trumbull County property records by owner name?

Open the official Trumbull County Auditor property portal, select Real Estate Search and begin with the owner’s last name. Add a first name, business word or other detail only when the initial results are too broad, then verify the property using its parcel number and address.

Can I search Trumbull County property records by address?

Yes. Begin with the house number and main street name. Remove directions, street suffixes, unit numbers and punctuation when no result appears, then confirm the municipality and parcel number.

Where do I search for a manufactured home in Trumbull County?

Use the separate Manufactured Homes Search linked from the official Trumbull County Auditor property portal. Manufactured-home records and tax deadlines are separate from ordinary real-estate records.

What are the 2026 Trumbull County property-tax due dates?

For tax year 2025 payable in 2026, real-estate taxes are due March 6 and August 31, 2026. Manufactured-home taxes payable in 2026 are due March 2 and August 21, 2026.

What is the difference between appraised and assessed value?

Appraised value is the Auditor’s estimate of full market value. Ohio assessed value is generally 35 percent of appraised value. The final bill also reflects the parcel’s tax district, effective rates, reductions, credits, levies and special assessments.

Are Trumbull County GIS parcel lines legal boundaries?

No. Trumbull County says its property maps show an approximation of parcel boundaries and the county does not provide surveying services. Use a recorded deed, accepted survey and qualified surveyor when exact property lines matter.

What does Next Transfer Will Require Survey mean?

The stamp means the current legal description does not satisfy the county’s minimum conveyance standards. Before the next transfer, the owner will generally need a surveyor to prepare a compliant legal description and drawing.

How far back do Trumbull County Recorder records go online?

The Recorder states that online data and images are available for recorded documents back to 1795, excluding military-discharge records. Recorder staff cannot perform a title search or prepare a deed.

How do I challenge a Trumbull County property value?

Use the appropriate Board of Revision complaint form and provide evidence supporting the requested value. The tax-year 2025 filing deadline was March 31, 2026. Handwritten forms require notarization, while forms completed electronically and emailed to the Board do not.

Who should I call about a Trumbull County property-tax payment?

Call the Trumbull County Treasurer at 330-675-2436 for bills, payments, installment plans and account questions. Call the Auditor at 330-675-2420 for parcel records, values, exemptions, CAUV, manufactured homes and ownership information.
