How assessment works

Prince William can use three valuation approaches

Virginia law requires annual assessments in localities such as Prince William County to be made at 100% of fair market value. That is different from states that multiply market value by a separate assessment ratio.

Assessment value is not the same thing as the final tax bill

Prince William County’s published 2026 real-estate rates also list a $0.0700 Fire and Rescue levy countywide except the Town of Quantico and a $0.0020 Mosquito and Forest Pest Management levy.

Special service districts, town taxes, solid-waste fees, stormwater fees and other applicable charges can change the final bill. Do not multiply only the base rate and assume the result is the exact amount due.

Town-resident warning: Dumfries, Haymarket, Occoquan and Quantico properties remain subject to Prince William County real-estate tax, but each incorporated town also levies its own separate real-estate tax. Town bills are prepared and mailed by the towns.
Independent-city warning: the Cities of Manassas and Manassas Park are separate jurisdictions. Their residents are not liable for Prince William County taxes simply because a mailing address says “Manassas.”

Why December 7 instead of December 5? the county’s 2026 tax calendar lists December 7, 2026 for the second-half payment. County materials explain that normal real-estate due dates move to the next business day when the ordinary date falls on a weekend or holiday.
Do not reuse 2026 appeal dates for 2027. As of this guide’s September 2026 review, use the current assessment notice and county calendar when the next assessment cycle begins.
County Mapper

Use GIS when you need the parcel location, GPIN or map layers

Prince William County identifies County Mapper as its primary online GIS property viewer. It can query parcels by address, GPIN or direct map selection and display multiple geographic layers over the parcel map.

Open County Mapper Start with the official GIS application rather than a third-party parcel map.
Search the GPIN Enter the GPIN in `xxxx-xx-xxxx` format. County Mapper also accepts a partial GPIN.
Or search the address Use street number and street name. Partial street names can be useful.
Select the parcel Confirm the highlighted parcel aligns with the physical location you expected.
Turn on only useful layers Land Records, Land Development, Public Services, Environment, Public Utilities and aerial imagery can answer different questions.
Use Tax Info when available The parcel tools can launch related assessment/tax information for the selected property.
Local GPIN trick: if you know the physical address but not the GPIN, the county’s GIS FAQ specifically recommends using County Mapper or another county interactive mapper to identify the parcel GPIN.
Map boundary warning: GIS parcel lines are useful research graphics but are not a professional boundary survey. Do not place a fence, building, driveway or other improvement solely from the visual map line.
Assessment challenge

The normal 2026 administrative appeal windows have passed

For tax year 2026, Prince William County listed June 1 as the administrative appeal deadline and July 1 as the Board of Equalization deadline. Both dates are already past as of September 2026.

Still start by talking to the appraiser Call the Real Estate Assessments Office at 703-792-6780 and ask how the value was developed and whether the record contains any factual error.
Separate factual error from valuation disagreement Incorrect square footage or improvements require different evidence from an argument that comparable sales support a lower market value.
Collect property-specific evidence Save comparable sales, current photos, measurements, permits, damage information, repair estimates or other evidence directly tied to value.
Ask what remedy remains for tax year 2026 Because the normal administrative and BoE windows have closed, do not submit an expired form and assume it preserves rights.
Understand the Circuit Court route Prince William County states that an assessment appeal may be filed with the Circuit Court within three years of the assessment. Court proceedings involve legal requirements beyond an informal assessment review.
Board of Equalization point: the county explains that the assessor’s valuation is presumed correct in BoE proceedings. The board’s role is equalization and it can consider whether an assessment should be adjusted based on evidence; users should not assume an appeal can only result in a decrease.
