Real Estate or Manufactured Home?
- You are searching land or a conventional permanent building.
- The home and land appear together as one real-property parcel.
- The property number is shown on an ordinary real-estate tax bill.
- The home is maintained in the manufactured-home system.
- You have a manufactured-home tax bill or title information.
- A normal address search does not return the expected home.
Important manufactured-home rules
- Owners must register a manufactured home with the Auditor within 30 days after locating it in Ottawa County.
- The county warns that failure to register may result in a $100 fine.
- A relocation notice is required when a manufactured home is moved on a public road in Ohio.
- The published moving-permit charge is $5, and taxes must be paid before the notice is issued.
- The county states that failure to obtain the notice may create a $100 fine for the owner and a separate $100 fine for the mover.
- A manufactured-home sale is subject to a conveyance fee of $4 per $1,000 of sale price.

Why values and bills changed after the 2024 reappraisal
Ottawa County completed a full reappraisal in 2024. The Treasurer reports an average countywide value increase of about 33.5%, but a property’s actual tax change depends on its individual value, taxing district, inside millage, reduction factors, school-district millage, credits and special assessments.

Current CAUV date warning
The Auditor’s Important Dates page lists March 2, 2026 as the CAUV and Agricultural District initial-application and renewal deadline. The page warns that missed paperwork can lead to recoupment on 2026 taxes payable in 2027. Conservation contracts may be accepted for the current tax year through October 1, 2026.

Prepare a deed transfer or parcel change
Ottawa County’s Real Estate Division lists a conveyance fee of $4 per $1,000 of value or consideration. A $100,000 transfer therefore produces a published conveyance-fee example of $400.

The Ottawa County Engineer recommends submitting new or existing metes-and-bounds descriptions for review at least seven working days before the intended closing date. The review process applies to deeds, easements, affidavits and other instruments using legal descriptions.
