Exact owner name fails Search only a surname or entity keyword and append an asterisk when a partial match is needed.
Full address fails Shorten it to the house number and main street word, then try the wildcard.
New buyer does not appear Search the previous owner and compare the latest recorded deed with the Property Appraiser record.
Condo is difficult to locate Remove the unit number and search the main building address, then compare parcel IDs.
Mobile home is missing Change Property Type because the default search is real property only.

Open the Clerk’s VAB page 2026 introduces online filing through Equity Bridge Pro.

The Property Appraiser establishes the property assessment. Local taxing authorities adopt tax rates. The Manatee County Tax Collector then sends and collects the actual property-tax bill.

August 7, 2026 status: the regular 2026 tax bill has not yet reached the normal November billing stage. Use the TRIM notice for proposed taxes now and check the Tax Collector after the 2026 bills are released.

Unpaid prior-year taxes

2025 property taxes are already delinquent

The final regular deadline for 2025 Manatee County property taxes was March 31, 2026. Taxes remaining unpaid became delinquent beginning April 1, 2026.

Do not use the old March balance. A delinquent account may now include interest, advertising charges, fees or tax-certificate activity. Open the current account or contact the Tax Collector before sending payment.

Make sure payment is received in time For delinquent taxes, the Tax Collector states that payment must be received by the last business day of the month; a postmark is not accepted as the payment date.
Tax certificate does not immediately transfer ownership. A certificate represents a lien associated with the unpaid taxes. Paying the delinquent account cancels the certificate under the applicable process.

An owner seeking Homestead for the current tax year generally must establish the property as a qualifying permanent Florida residence by January 1 and apply by March 1.

Online filing limitation: the Property Appraiser notes that the property must already be in your name before beginning its online Homestead application. If a newly purchased property has not updated yet, contact the office rather than repeatedly attempting E-File.

Understand Save Our Homes

For qualifying Homestead property, Save Our Homes can create a difference between just/market value and assessed value. That accumulated assessment difference is valuable but does not simply remain attached to the house for a future buyer.

Portability can transfer part of the benefit

Qualifying Florida homeowners may transfer up to $500,000 of Save Our Homes assessment difference to a new qualifying Florida homestead, subject to Florida portability rules.

Apply for Homestead on the new residence The new property must independently qualify.
Complete DR-501T This is the Transfer of Homestead Assessment Difference application.
Identify the previous Florida homestead Provide enough information for the county to verify the prior assessment benefit.
Meet the applicable filing deadline Portability applications normally follow the March 1 exemption deadline.
Check the three-tax-year rule The Property Appraiser explains that the benefit can generally be transferred within three consecutive property-tax years under the applicable conditions.
Buyer warning: never estimate your future property tax from the seller’s current taxable value alone. A sale can affect assessment limitations, and the seller’s exemptions or Save Our Homes benefit do not automatically become yours.
Non-homestead assessment protection

Rental, commercial and vacant property may have a 10% cap

Manatee County explains that qualifying portions of property without Homestead Exemption or agricultural classification may receive Florida’s 10% non-homestead assessment cap.

Greenbelt / agricultural land

Agricultural classification is not a Homestead exemption

Manatee County describes agricultural classification as an assessment reduction. The land receives an agricultural value when it qualifies under Florida’s bona fide agricultural-use rules.

2026 deadline has passed: qualifying agricultural use generally had to exist by January 1, 2026, with the regular application due by March 1, 2026.

Tangible Personal Property has a separate filing system

Business furniture, fixtures, equipment, machinery and other qualifying assets are handled through Tangible Personal Property rather than the ordinary real-property search alone.

2026 regular filing deadline has passed: Manatee County lists April 1 as the timely TPP filing deadline. Late returns can be subject to a 5% penalty per month or portion of a month, up to 25%.
