Jackson County Auditor Property Search: Records, Tax & GIS

Jackson County, Ohio · Parcel search, taxes, GIS, deeds, farms and property forms

Find Jackson County Parcels, Tax Records and GIS Maps

Search Jackson County property records by owner name, parcel number or street address, then review the parcel’s acreage, buildings, values, tax district, sales, taxes, CAUV details and mapped location.

This guide explains what to enter, how to recover from a failed search, what each property field means and which county office handles tax payments, deeds, surveys, splits, building permits, Homestead, CAUV or a value complaint.

Verify the parcel—not only the name. Match the parcel number and physical property location before relying on ownership, value or tax information. Auditor records, GIS boundaries, mailing addresses and recorded deeds have different purposes.

Quick answer: start with the official Auditor search

Open the Jackson County Auditor Search, select owner, parcel or address, enter one simple search value and open the likely result. Confirm the parcel number and property location before using the value, taxes, map, transfer or building information.

1 Choose one search method Owner, parcel, address or Advanced Search.
2 Enter fewer details Broad searches are easier to refine.
3 Verify two facts Match parcel number and physical location.
4 Use the correct office Auditor, Treasurer, Recorder, GIS or Planning.

Board of Revision

Challenge an incorrect property value

The Board of Revision reviews valuation—not whether the final tax bill feels high. A complaint should state the value you believe is correct and include evidence supporting that conclusion.

Current timing: The ordinary Ohio filing period runs January 1 through March 31. As of August 2026, the 2026 filing period has closed. Confirm the next available filing year with the Auditor before preparing a complaint.

Complete DTE Form 1 carefully

Confirm the tax year Identify the value year being challenged before completing the form.
Use the current county form Download DTE 1 from the official Jackson County forms page.
Identify the owner of record The deeded owner must be correctly listed on Line 1.
Enter the requested property value County guidance says Line 8 must contain a value for a valid complaint.
Explain the reason Identify a sale, appraisal, property-record error, damage, condition issue or comparable-sales evidence.
Notarize the complaint The official county guidance says the form must be notarized.
File by March 31 Keep a stamped copy or delivery evidence.

Evidence the Board can consider

Evidence matched to the valuation issue
Issue
Useful evidence
Weak approach
Recent purchase
Closing statement, purchase contract and deed.
An unsupported online estimate.
Incorrect property facts
Measurements, photographs, permits and plans.
Saying only that the record is wrong.
Condition or damage
Inspection reports, dated photos and repair estimates.
Ordinary maintenance complaints without cost evidence.
Comparable sales
Recent similar arm’s-length sales.
Comparing only with a neighbour’s value.
Income-producing property
Income and expense statements.
Using gross rent without expenses or vacancy.
Possible outcomes: The Board may decrease the value, leave it unchanged or increase it. The burden of proof is generally on the person filing the complaint.
One-filing rule: County guidance states that Ohio law generally allows only one complaint within a three-year valuation period. A withdrawn complaint may still count as the filing.
Board of Revision call script “I am reviewing parcel [number] for tax year [year]. I believe the value is incorrect because [specific evidence]. Can you confirm the current filing period, DTE 1 requirements, notarisation and evidence-submission procedure?”

Basic requirements
  • Own the home as of January 1 of the application year
  • Use it as the principal residence
  • Claim the reduction on only one Ohio property
  • Mobile-home owners may apply
Coverage limit
  • Applies to the parcel containing the home
  • Generally applies to the home plus one acre
  • Does not automatically cover separate adjoining parcels
  • File DTE 105C with the Auditor

The county says owner-occupancy applications may be filed from January 1 through December 31 at no cost.

Homestead Exemption

Choose the eligibility category Senior, permanently and totally disabled, qualifying disabled veteran or eligible surviving spouse.
Verify the filing-year income limit The county lists less than $40,000 for 2025 payable in 2026. Ask the Auditor for the threshold applying to the current application.
Select the correct form Use DTE 105A, DTE 105I, DTE 105K or the relevant transfer or income addendum.
Prepare evidence Age, disability, income, ownership, principal-residence or VA documentation may be required.
Submit by the applicable deadline County guidance says to apply by December 31 of the year the applicant turns 65 or after qualifying disability.

CAUV agricultural-use valuation

Eligibility
  • At least 10 acres in commercial agricultural use for the prior three years
  • Or a smaller tract averaging at least $2,500 in qualifying gross agricultural income
  • Land must be devoted exclusively to qualifying agricultural use
  • Soil type, region and land capability affect CAUV value
Filing duties
  • Apply before the first Monday in March
  • Pay the $25 initial fee
  • Renew every year at no cost
  • Return the renewal mailed by the Auditor
  • Report conversion to non-agricultural use
CAUV recoupment: Failing to renew or changing the land to a non-agricultural use can create a charge equal to the prior three years of tax savings.

Ohio Forest Tax Law

Jackson County states that certified forest land of at least 10 acres may receive a 50% tax reduction on the forest acreage. The programme is administered by the Ohio Department of Natural Resources Division of Forestry and requires compliance with a forest-management plan.

Manufactured and mobile homes

Transfer a manufactured-home title correctly

Jackson County publishes a five-step transfer process involving the Treasurer, Auditor and Title Department.

Obtain the most recent valid title Do not begin with an obsolete or superseded title.
Submit the title to the Treasurer Present it in person or by mail for tax-payment verification.
Pay the full year’s taxes and delinquencies The Treasurer will not issue the tax stamp until the account is paid in full.

Ten practical answers

Jackson County property search FAQs

How do I search Jackson County Ohio property records?

Use the official Jackson County Auditor search. Search by owner name, parcel number or property address, then confirm the result using the parcel number and physical location before relying on value, tax or ownership information.

Can I search Jackson County property by owner name?

Yes. Enter the surname first using the Last First format shown by the county. Add the first name only when the initial result list is too broad, and try a trust, estate, business or previous owner when necessary.

Why does a Jackson County address search return no result?

Remove directions, road suffixes, punctuation and unit details. Search with only the house number and main street word, or use the owner name, partial parcel number or GIS map.

What information appears in a Jackson County parcel record?

A parcel report may show ownership, physical and mailing addresses, acreage, tax district, school district, appraised and assessed values, buildings, land classes, sales, taxes, special assessments and CAUV information.

Are Jackson County GIS parcel lines legal boundaries?

No. GIS lines are useful for locating and comparing parcels, but they do not replace a recorded deed, approved plat or professional boundary survey.

How do I pay Jackson County property taxes?

Use the real-estate or manufactured-home payment link supplied by the Auditor, or call the Autoagent telephone-payment line at 1-844-674-1100. Contact the Treasurer at 740-286-2402 for current balance, posting or delinquency questions.

Where can I find a Jackson County deed or mortgage?

Use the Jackson County Recorder’s official AVA search. Online official records begin in 1997. Documents recorded before 1997 must be viewed or printed through the Recorder’s office.

How do I challenge a Jackson County property value?

File a complete and notarized DTE Form 1 with the Jackson County Board of Revision during the applicable January 1 through March 31 filing period. State the requested property value and include evidence supporting it.

How does Jackson County CAUV qualification work?

A tract of at least 10 acres devoted exclusively to qualifying commercial agriculture for the prior three years may qualify. A smaller tract may qualify when it meets the county’s published $2,500 agricultural-income test.

How do I transfer a manufactured-home title in Jackson County?

Present the current title to the Treasurer for verification that the full year’s taxes and delinquencies are paid, complete the Auditor conveyance form and fees, obtain the Auditor stamp and then request the new title from the Title Department.

Information checked August 5, 2026: Property search, GIS, sales tools, tax estimator, due-date notices, payment routes, office contacts, Recorder coverage, Board of Revision guidance, forms, conveyance fees, CAUV, Homestead, owner occupancy, manufactured-home transfer, GIS/Tax Map duties, Planning Commission and rural-addressing details were checked against official Jackson County sources.
