Why the assessed value may rise while market value falls

A Homestead property can retain a gap between market value and capped assessed value. When market value decreases but remains above the capped assessment, the assessed value can still rise within the permitted cap.

Purchase warning: A new buyer does not inherit the seller’s capped assessed value. A transfer can reset the assessment toward full market value, even when the sale price and old tax bill appear lower.

Field-inspection safety

Property Appraiser field staff may visit after permits, construction, demolition, damage, a sale or during the statutory inspection cycle. Official appraisers use marked vehicles, carry photo identification and do not ask to enter the home.

Prove bona fide commercial agricultural use

Agricultural zoning alone does not create an agricultural tax classification. The Property Appraiser reviews actual good-faith commercial agricultural use as of January 1.
