Collier County Property Search: Records, Tax & GIS Maps

Collier County, Florida · Parcel, value, tax, deed, exemption and coastal-map help

Find the Property, Tax Record or Parcel Map

Search Collier County property records by owner, site address, Parcel ID, subdivision or condominium, then review values, exemptions, sales, buildings, acreage and tax-roll information.

This guide explains the exact search fields, failed-search fixes, tax-payment calendar, deed and lien research, Homestead and agricultural applications, TRIM notices, VAB appeals and coastal GIS limitations.

Florida office-name correction: Collier County does not use one county Auditor portal for all property tasks. Use the Property Appraiser for parcel values and exemptions, Tax Collector for bills and payments, Clerk for recorded land documents, and GIS or Growth Management for map and zoning research.

Quick answer: start with the Property Appraiser

Open the official Real Property Search, choose one search tab, identify the correct parcel and save its Parcel ID. Use that identifier to check the tax bill, locate deeds and liens, open GIS layers, verify exemptions or prepare a Value Adjustment Board petition.

1 Find the parcel Search owner, address, Parcel ID or subdivision.
2 Verify the record Match the Parcel ID, site address and legal details.
3 Read values and exemptions Check market, assessed, taxable and capped values.
4 Move to the right office Tax Collector, Clerk, GIS, zoning or VAB.

Official land records

Find deeds, mortgages, liens, plats and condo records

The Property Appraiser displays assessment data. The Clerk’s Official Records system contains the recorded instruments that create public notice of property transfers, mortgages, liens, easements, plats and restrictions.

Record coverage: Collier County has digitized Official Records back to the county’s creation in 1923. Searchability and available images can vary by document type and period, so contact the Clerk when an older record cannot be located.
Legal-reliance warning: The online index and displayed images are research tools. Obtain the appropriate official or certified document and professional title review when rights, ownership or closing decisions depend on the record.
Primary-residence exemption

Apply for Homestead and Save Our Homes portability

A person who holds legal or equitable title on January 1 and makes the property a permanent Florida residence may qualify for Homestead Exemption.

Prepare the Homestead application

Evidence of ownership
Social Security numbers for applicants and spouses
Florida driver licences dated before January 1
Florida vehicle registrations dated before January 1
Collier County voter registration when applicable
Declaration of Domicile when available
Resident-alien documentation when applicable
Complete trust agreement for trust-owned property
Mobile-home title, registration and decal information
Proof another state removed its residence exemption

Filing rules

Own and occupy the home on January 1 Eligibility is tied to ownership and permanent-residence status on the assessment date.
Apply before March 1 The Property Appraiser currently directs new applicants to file in person.
File again after moving Homestead does not automatically transfer to a different residence.
Check the following year’s record Confirm Homestead and Save Our Homes fields after the application is processed.
Report a change in use or ownership Rental, sale, deed changes or another permanent residence can affect eligibility.
Current 2026 timing: The regular March 1, 2026 filing date has passed. Property owners expecting to qualify for 2027 may pre-file after March 1 for the succeeding year. Contact the office about late-filing rights rather than assuming the exemption is unavailable.

Save Our Homes and portability

Save Our Homes
  • Limits annual assessed-value increases on qualifying Homestead property
  • Uses 3% or the applicable CPI change, whichever is lower
  • Does not shield new construction from assessment
  • Can reset after ownership changes
Portability
  • Can transfer up to $500,000 of eligible Save Our Homes benefit
  • Requires a separate portability application
  • Previous Homestead address and Parcel ID are needed
  • Transferred benefit depends on the old and new property values
Buyer warning: A purchaser may temporarily see the seller’s Homestead and capped assessment on the current tax roll. That does not guarantee the same taxable value for the new owner.
Senior, veteran and disability benefits

Check additional Collier County exemptions

Common additional property exemptions
Benefit
General requirement
Current practical detail
Senior exemption
Age 65 by January 1, Homestead eligibility and household-income limit.
For 2026, the published 2025 adjusted-gross-income limit is $38,686; supporting income information is due by June 1.
Long-term senior exemption
Age, income, property-value and long-term residency requirements.
Can provide additional relief for qualifying long-term residents.
Civilian disability
Qualifying permanent disability or blindness with official certification.
Different exemption levels and annual requirements can apply.
Disabled veteran
Qualifying service-connected disability and Florida-residency requirements.
Benefit depends on disability rating and statutory category.
Widow or widower
Permanent Florida resident who meets marital-status requirements.
Proof of the spouse’s death is required.
Nonprofit exemption
Qualifying ownership and predominant charitable, religious, educational or other exempt use.
Organisational status alone does not guarantee the property exemption.
Senior-income warning: The threshold changes annually. Use the figure for the filing year and submit the requested tax-return or income documentation.
Bona fide commercial agricultural use

Apply for agricultural classification correctly

Agricultural zoning does not automatically create agricultural tax classification. The land must be used for a bona fide commercial agricultural purpose as of January 1.

Factors the Property Appraiser may review

Length of agricultural use
Continuous use
Purchase price
Property size relative to the activity
Commercial farming practices
Fertilizing, mowing, tilling or reforestation
Lease terms effective January 1
Licences, permits or agricultural certificates
Income or production records
Residence and curtilage separated from farm use

Application workflow

Confirm actual use on January 1 Planned or anticipated future farming is not enough.
File DR-482 by March 1 A new owner must file because the classification does not automatically transfer.
Attach operational evidence Include leases, receipts, production, licences and management information.
Respond to information requests The Property Appraiser can request additional proof or inspect the land.
Review any denial by July 1 The office mails denial notices and may allow additional supporting information.
Use VAB if the denial remains unresolved File within 30 days after the denial notice.
Tax-savings warning: Agricultural classification can reduce land value, but it does not guarantee a lower total tax bill in every situation. Existing caps, improvements and other parcel values can affect the result.
TRIM notice and Value Adjustment Board

Challenge value, classification or exemption status

Collier County sends the Notice of Proposed Property Taxes, commonly called the TRIM notice, in August. It shows market, assessed and taxable values, exemptions, proposed millage, taxing authorities and the petition deadline.

Read the TRIM notice in this order

Confirm the tax year and Parcel ID Make sure the notice belongs to the correct property.
Compare market and assessed values Identify whether the dispute involves market value, a cap or an exemption.
Review every exemption Check Homestead, senior, veteran, disability, agricultural and other benefits.
Read the petition deadline The exact deadline is printed on the notice.
Review proposed taxes separately The notice does not include non-ad valorem assessments.
Note the budget hearings Value disputes and tax-rate policy concerns follow different processes.

Do not stop after finding the parcel

Before buying
  • Confirm the Parcel ID and recorded legal description
  • Search deeds, mortgages, liens and satisfactions
  • Review the plat and obtain a survey
  • Verify zoning, permits and flood requirements
  • Estimate taxes after reassessment
  • Check non-ad valorem assessments
After buying
  • Confirm the deed was recorded
  • Check the Property Appraiser ownership display
  • File Homestead and portability when eligible
  • Update the mailing address
  • Review the August TRIM notice
  • Save the tax bill and payment receipt
Separate lien searches matter: The Clerk Official Records search can locate recorded liens, but county Code Enforcement offers a separate paid search for its outstanding violations, citations and liens. Open permits, utilities and other obligations can require additional checks.
Ten practical answers

Collier County property search FAQs

What is the official Collier County property search?

Use the Collier County Property Appraiser Real Property Search. It supports owner, site address, Parcel ID, subdivision or condominium, radius and advanced searches.

Does Collier County Florida have a county auditor for property records?

Florida divides these duties among separate offices. The Property Appraiser values property and administers exemptions, the Tax Collector handles bills and payments, and the Clerk maintains recorded deeds, mortgages, liens and plats.

How do I search Collier County property by owner name?

Enter the last name or the first few letters of the last name. To narrow results, enter the last name followed by a comma and part of the first name. Business and trust names can also be searched.

Why can I not find a Collier County address or parcel?

Search a partial address, remove the unit or directional suffix, try the previous owner, search the subdivision or condominium, and use GIS to locate the Parcel ID. Some GIS searches require leading zeros so the folio contains 11 digits.

When are Collier County property taxes due?

Bills are generally mailed at the end of October. Payments receive a 4% discount in November, 3% in December, 2% in January and 1% in February. The gross amount is due by March 31 and unpaid taxes become delinquent April 1.

How do I apply for Collier County Homestead Exemption?

Applicants must generally own and occupy the property as their permanent Florida residence on January 1 and file with the Collier County Property Appraiser before March 1. The county currently directs new applicants to apply in person with the required residence and ownership documents.

How do I appeal a Collier County property value?

First discuss the value and property facts with the Property Appraiser. If the issue remains unresolved, file a Value Adjustment Board petition by the deadline printed on the TRIM notice, generally within 25 days after the notice is mailed.

Where can I search Collier County deeds and mortgages?

Use the Collier County Clerk Official Records search. You can search by party name, instrument number, book and page, document type, date range and available legal or map information.

Are Collier County GIS parcel lines legal boundaries?

No. Property Appraiser and county GIS maps are reference tools. Exact boundaries require the recorded deed or plat and, when ground location matters, a professional boundary survey.

Can I download Collier County parcel and GIS data?

Yes. The Property Appraiser publishes ZIP files containing CSV property, sales, land, building and value data, along with parcel and subdivision GIS shapefiles and available aerial imagery.

Information checked August 6, 2026: Property-search modes, current elected officials, tax-payment calendar, office locations, Homestead and portability rules, senior-income guidance, agricultural classification, TRIM fields, VAB timing and fees, Clerk record-search functions, GIS instructions and downloadable parcel data were reviewed against official Collier County sources.

Estimates use Ohio's 35% statutory assessment ratio and effective tax rate tiers averaged across major Ohio counties. Your actual bill depends on local school levies, voted millage, inside vs. outside millage splits, House Bill 920 reduction factors (HB 920), and special assessments.
