Understand the new 2026 property value
Butler County completed a state-mandated reappraisal for tax year 2026. The Ohio Department of Tax Equalization approved the tentative values on June 25, 2026, and the county reports a median countywide increase of 19%.

Evaluate whether the value is reasonable
Why neighbors can change by different percentages
Even similar-looking properties can differ in land size, grade, condition, living area, basement finish, garage space, improvements and recent market activity. The Board of Revision focuses on evidence of the subject property’s market value—not whether another parcel’s percentage increase was smaller.
Current Tax Distribution versus the new reappraisal
The Current Tax Distribution tab presently reflects tax year 2025, payable in 2026. Individual 2026 tax bills payable in 2027 will not be calculated until later. Use the distribution tab to understand current levies, but do not treat it as the final 2027 bill.
Use Sales Search and Advanced Search correctly
Butler County’s Sales Search and Advanced Search let users build multi-criteria queries. At least one criterion must be selected and added to the Current Search Criteria box before the search will run.
What makes a useful comparable sale?
- Same neighborhood or competitive market
- Same or similar school and tax district
- Comparable road and development setting
- Use, style and living area
- Land size and improvements
- Age, grade and condition
- Arm’s-length open-market sale
- No family or related-party transfer
- No foreclosure, bankruptcy or unusual terms

Parcel splits
All township splits require County Planning Department approval. Splits in West Chester, Liberty, Fairfield, St. Clair, Morgan and Wayne townships also require the relevant township approval stamp before the Auditor can process the document.
Recorded plats
The county advises that the plat process can take up to one month and plats are completed in the order received. Build that processing period into a closing, subdivision or development schedule.

Challenge a Butler County property value
The Board of Revision reviews property value—not the amount of tax owed. A complaint is generally limited to once during each three-year reappraisal cycle unless the property’s condition changes in a way that affects value.
Evidence the Board can evaluate
File the complaint in six steps
After filing
- A reduction request of $50,000 or more may permit another interested party, such as a Board of Education, to file a counter-complaint.
- The county asks taxpayers to allow approximately three to four weeks after the hearing for the Notice of Result.
- The 2026 FAQ says the Board has 90 days to issue its decision.
- An appeal to the Ohio Board of Tax Appeals generally must be filed within 30 days of the decision being sent.
- A complainant may also appeal to Butler County Common Pleas Court.

Butler County property search FAQs
How do I search Butler County Ohio property records by owner?
Open the official Butler County Auditor Owner Search and enter the name as LastName FirstName without a comma. Begin with the surname alone when the exact owner format is unknown. The search also supports an asterisk wildcard for partial names.
How should I enter an address in the Butler County property search?
Enter the street number and main street name but leave out the suffix such as Street, Road, Avenue or Drive. The address search supports an asterisk wildcard, and the street name can be searched without a house number.
Can I use a partial Butler County parcel number?
Yes. Butler County accepts all or part of a parcel number and supports an asterisk wildcard. Most real-estate parcel numbers contain 14 characters, while manufactured-home, RID and TIF identifiers can have different lengths.
What should I do when the Butler County property-search system is under maintenance?
Do not use an unofficial payment or property website. Retry the official portal later, use the Auditor GIS Viewer for map-based parcel research, or call the Auditor at 513-887-3154 with the owner, address and parcel details available.
What does the Butler County 2026 reappraisal mean?
The 2026 reappraisal establishes new market values for tax year 2026, payable in 2027. Butler County reports a countywide median value increase of 19 percent, but a value increase does not automatically create an equal percentage increase in taxes.
When are Butler County property taxes due in 2026?
First-half 2025 real-estate taxes were due February 26, 2026. Second-half 2025 real-estate taxes are due August 19, 2026. Manufactured-home tax dates are separate.
Where can I search Butler County deeds and mortgages?
Use the Butler County Recorder’s Real Estate Records Cloud Search. Documents from 1987 to the present are available online, and separate geographic, alphabetical, specialty and historical indexes help research older records.
Are Butler County GIS parcel lines legal boundaries?
No. The Auditor GIS Viewer is useful for locating parcels and examining nearby properties, but an online parcel line is not a legal boundary survey. Use recorded deeds, plats and professional surveying assistance for exact boundary decisions.
How do I challenge a Butler County 2026 property value?
File DTE Form 1 with the Butler County Board of Revision between the first Monday in January and March 31, 2027. Submit evidence focused on the subject property’s market value, such as a recent arm’s-length sale, credible appraisal, comparable-market analysis or evidence of serious damage.
Who should I call about a Butler County property issue?
Call the Auditor at 513-887-3154 for property records, values, transfers, Homestead and CAUV; the Treasurer at 513-887-3181 for tax bills and payments; the Recorder at 513-887-3192 for deeds and recorded documents; or the Board of Revision at 513-887-3150 for valuation complaints.

Verify with the official Ohio source
These calculators use the verified 2026 Ohio Department of Taxation amounts and statutory rules. For your exact bill, exemption status, and county-specific deadlines, always confirm with your county auditor and the Ohio Revised Code:
Estimates use Ohio's 35% statutory assessment ratio and effective tax rate tiers averaged across major Ohio counties. Your actual bill depends on local school levies, voted millage, inside vs. outside millage splits, House Bill 920 reduction factors (HB 920), and special assessments. The 2026 Homestead general amount ($29,000) and enhanced amount ($58,000) reflect HB 187 inflation indexing — your county auditor's office may show slightly different transitional figures.
