Beaufort County Auditor Property Search, Tax & GIS Maps

Beaufort County, South Carolina · PropertyMax, taxes, GIS, deeds and exemptions

Find Property Records, Taxes and Coastal Maps

Search Beaufort County real property by owner name, address, PIN, AIN or legal description, then review the parcel’s value, assessment ratio, land, buildings, sales, exemptions and tax district.

This guide explains which county office controls each part of the record, how to fix an unsuccessful search, how to interpret PropertyMax, and what to prepare before paying taxes, filing an appeal, checking a deed or researching a coastal parcel.

Do not treat every county portal as the same record. PropertyMax is a public research system, the Assessor controls real-property appraisal and classification, the Auditor creates tax bills, the Treasurer controls payment records, and the Register of Deeds maintains recorded instruments.

Quick answer: where should you start?

Open Beaufort County PropertyMax, choose Real Estate Search, search with one owner, address, PIN, AIN or legal-description clue, open the likely parcel, and verify both its property identification number and physical location before using the record.

1 Search one field Begin broadly instead of filling every box.
2 Open the parcel Compare the owner, location, PIN and AIN.
3 Save the record Keep values, ratio, tax district and sale details.
4 Switch offices Use Treasurer, GIS or Deeds only when needed.

Important limitation: PropertyMax says its information is not the official tax record. Use the Treasurer for the live balance and payment status, especially after a payment, correction, exemption or appeal.

Once you understand the steps above, open the county-authorized public-access site. Select Real Estate Search rather than Personal Property or Vehicle Tax when researching land, a house, a condominium, commercial real estate or a mobile home assessed as real property.

Search troubleshooting

No Beaufort County property result found?

Owner name returns nothing Use the surname only. Try a spouse, previous owner, trust, LLC, estate or alternate spelling.
Address search fails Keep the street number and main road word but remove the suffix, direction, unit and punctuation.
PIN search fails Remove spaces or hyphens and confirm the identifier begins with the correct R or M series.
AIN and PIN were confused Try each identifier in its separate field rather than placing an account number in the PIN field.
The property recently sold Search the seller and check the Register of Deeds for the new instrument.
New construction is missing Search the land parcel and owner. Building information may update after permit and appraisal processing.
A parcel was split or merged Search the old PIN, adjoining parcels and the current owner, then contact the Assessor.
Vacant or island property has no street address Search by owner, PIN, AIN or legal description and locate the parcel in GIS.
A condominium or timeshare is involved Search the owner or exact unit/account identifier rather than only the development address.
The property may be outside the county Confirm the county and municipality before assuming that a Beaufort-area mailing address proves jurisdiction.

Three values users often confuse

Fair market value

The Assessor’s appraisal of the real property for ad valorem taxation.

Assessed value

The applicable value multiplied by the statutory assessment ratio.

Final tax bill

Assessed value multiplied by certified millage, adjusted for applicable credits, exemptions and fees.

Do not compare tax bills using sale price alone. A primary residence, second home, rental, commercial parcel or qualifying agricultural tract can use a different assessment ratio or value basis.
Tax calculation and payment

Estimate taxes, find the live bill and pay correctly

How Beaufort County calculates a basic estimate

Find the fair market value Use the current Assessor value shown for the parcel.
Confirm the assessment ratio A qualifying primary residence generally uses 4%; other real estate generally uses 6%.
Identify the tax district The primary property location determines the applicable district and millage.
Open the Auditor’s calculator Choose the ratio, enter the value and select the correct district.
Review the millage breakdown The calculator displays certified county and municipal components.
Use the result only as an estimate The calculator does not establish actual liability or include every fee.

Select the payment method The platform lists cards, debit cards, ACH bank transfer and Apple Pay.
Save the emailed receipt Keep the confirmation with the property and tax records.
Recheck the account Confirm posting when a deadline, closing, refinance or tax sale is involved.
Mailing-date warning: The Treasurer warned in January 2026 that USPS processing changes can cause the postmark to reflect processing rather than mailbox-drop date. Pay early, obtain a manual postal-counter postmark or use the official online platform.
Useful account features: A myBeaufortCounty account can provide eBilling, scheduled payments, bill reminders, installment options and stored receipts.
Treasurer call script “I am calling about property account [PIN or AIN] at [address]. Can you confirm the current balance, whether my payment has posted, any penalty or credit, and the approved method for paying or obtaining a receipt?”

Check Legal Residence, Homestead, ATI and agriculture

Which Beaufort County tax-relief programme applies?
Programme
Main benefit
Correct office
Important deadline or condition
4% Legal Residence
Qualifying primary home uses the 4% assessment ratio.
Assessor
Application and residency documentation are required.
Homestead Exemption
Exempts taxes on the first $50,000 of qualifying legal-residence fair market value.
Auditor
Age, disability or legal-blindness eligibility applies.
Agricultural Special Assessment
Qualifying land is valued according to agricultural use.
Assessor
Actual use, size or income requirements and application deadline apply.
6% ATI Exemption
May reduce the post-transfer fair market value by up to 25%, but not below the prior county value.
Assessor
Generally file before January 31 of the first claimed tax year.
SCDOR Property Exemption
May exempt qualifying veteran, disability, governmental, charitable or other property.
South Carolina Department of Revenue
Legal Residence approval may be required before a home exemption.

4% Legal Residence application checklist

South Carolina driver’s licence or identification
South Carolina vehicle registrations
Most recent South Carolina income-tax return
SSA-1099 when used instead of a tax return
Trust agreement when property is trust-owned
Military PCS orders and identification when applicable
Current military Leave and Earnings Statement
Documents for both owner-occupant and spouse
Online-upload requirement: The Assessor states that online applicants need a way to upload supporting documents. Use the printable PDF process when document upload is unavailable.

Homestead is separate from the 4% ratio

The Auditor administers Homestead for qualifying residents who are in their sixty-sixth birth year or older, totally and permanently disabled, or legally blind. South Carolina describes Homestead as an exemption of taxes on the first $50,000 of fair market value of the qualifying legal residence.

Do not apply to the wrong office. Apply for the 4% Legal Residence ratio through the Assessor. Apply for Homestead through the Auditor. A state-administered veteran or disability property exemption may require a separate SCDOR application.

Agricultural special assessment and rollback risk

Agricultural real property must be genuinely used to raise, harvest or store crops; feed, breed or manage livestock; or produce qualifying plants, trees, animals or agricultural products. The county may also consider size and income requirements.

Application period

The county publishes an application period from January 1 of the current year through January 15 of the following year.

Rollback exposure

A change from agricultural use can create rollback taxes for up to the three immediately preceding years.

ATI exemption after a qualifying transfer

Confirm that an assessable transfer occurred A deed, land contract, trust transfer or estate distribution can trigger appraisal.
Review the new fair market value Compare the post-transfer value with the value previously shown on the tax roll.
Open the 6% ATI exemption application The exemption may reduce the new value by up to 25%, but not below the previous county value.
File by the applicable deadline County guidance says to apply before January 31 for the first tax year eligibility is claimed.
Remember that the ratio remains 6% The ATI exemption is not the same as the 4% Legal Residence ratio.
Coastal GIS and flood research

Use parcel maps, flood layers and elevation records

Micro steps for the GIS map

Copy the PIN from PropertyMax This is more reliable than a complicated island, vacant-land or private-road address.
Open the county public map Search the parcel or navigate to the physical location.
Zoom to the parcel Parcel labels and detailed layers may not appear at countywide scale.
Activate only useful layers Use parcel, aerial, jurisdiction, flood or other relevant layers one at a time.
Compare the map with PropertyMax Confirm the PIN and location before interpreting the map.
Verify legal or regulatory questions separately Use deeds and surveys for boundaries and the responsible municipality or county office for permits and flood determinations.
Boundary warning: Do not locate a fence, dock, driveway, building, septic component or utility from the online parcel line. Obtain the recorded plat or survey and professional verification.

Sales and buyer research

Find comparable sales without choosing misleading transfers

PropertyMax includes a Sales Search using sale price, sale date and property characteristics such as year built and bedrooms. Use filters that match the subject property rather than choosing only the nearest or cheapest sales.

Match the location
  • Same island, municipality or market area
  • Similar water, marsh or golf-course influence
  • Similar flood and access context
  • Comparable tax and school district
Match the property
  • Single-family, condominium or commercial use
  • Similar building size and age
  • Similar condition and renovations
  • Similar lot, dock, view or amenity influence
Match the transaction
  • Recent date near the value date
  • Normal market exposure
  • No related-party transfer
  • No foreclosure, partial interest or bundled sale

Transfers that may not indicate market value

Family or gift transfer
Trust or estate distribution
Foreclosure or tax deed
Partial ownership interest
Multiple units or parcels sold together
Timeshare transaction
Major condition difference
Sale too remote from the appraisal date
Lowcountry comparison tip: Two properties with similar square footage may not be comparable when one has deep-water access, a dock, marsh view, flood-elevation difference, short-term-rental rights or a different condominium regime.

After deciding the date, location and property characteristics, open PropertyMax and choose Sales Search. Open the parcel and deed details for each selected transaction before using it as appeal evidence.

  • Identifying a parcel and account
  • Reviewing owner and address information
  • Checking values and assessment ratios
  • Finding sales, maps, exemptions and forms
  • Preparing questions for the correct office
Obtain additional verification for
  • Legal ownership and marketable title

Ten practical answers

Beaufort County property search FAQs

What is the official Beaufort County property search?

Use Beaufort County PropertyMax for current public real-property research. It supports searches by owner name, address, PIN, AIN and legal description. The county states that the information is updated each business day but is not the official tax record.

How do I search Beaufort County property by owner name?

Open PropertyMax, select Real Estate Search and begin with the owner’s last name or the distinctive part of a trust, estate, company or entity name. Add more information only if the results are too broad.

What is the difference between a Beaufort County PIN and AIN?

The PIN is the formatted property identification number used to identify the mapped parcel. The AIN is another county account identifier. Save both when they appear because county tax, assessment and records systems may use different identifiers.

Does the Beaufort County Auditor determine real-estate value?

No. The Assessor appraises and classifies real property and mobile homes. The Auditor creates real and personal property tax bills, applies millage supplied by taxing authorities, values personal property and administers Homestead applications.

What is the 4 percent legal-residence assessment ratio?

A qualifying owner-occupied primary residence may receive the 4 percent assessment ratio after the Assessor approves a legal-residence application. Other residential and commercial real property is generally assessed at 6 percent.

When will Beaufort County mail 2026 assessment notices?

The Assessor states that 2026 assessment notices are scheduled to be mailed at the end of August 2026. This is not a countywide reassessment; notices may follow a sale, non-exempt ownership transfer or new construction.

How long do I have to appeal a Beaufort County assessment notice?

A taxpayer generally has 90 days from the date on a mailed assessment notice to submit a written objection. In a year without a notice, filing before January 15 generally applies to the current tax year, while filing on or after January 15 applies to the next tax year.

When are Beaufort County real-estate taxes due?

Beaufort County states that annual real-estate taxes are due January 15. Use myBeaufortCounty or contact the Treasurer for the live balance, payment confirmation and any applicable penalty.

Are Beaufort County GIS parcel lines legal boundaries?

No. GIS parcel lines are useful for locating property and viewing map context but do not replace a recorded plat, deed, survey or professional boundary determination.

Where do I search Beaufort County deeds and plats?

Use the Register of Deeds current Neumo search for converted and current data beginning February 23, 2026. Use the legacy New Vision search for data through February 19, 2026, and use the old plat and handwritten-index resources for older research.

Information checked August 7, 2026: PropertyMax search options, office responsibilities, assessment-notice timing, appeal rules, Legal Residence requirements, agricultural guidance, assessment ratios, Auditor and Assessor contacts, tax-payment tools, GIS resources, elevation-certificate routing, Register of Deeds migration dates, search instructions and copy information were checked against official Beaufort County, Beaufort County Auditor and South Carolina Department of Revenue sources.
