Current tax alert: second-half deadline extended

As of July 21, 2026, the Logan County Treasurer’s current notice says second-half 2025 real-property and public-utility taxes, plus second-half 2026 manufactured-home taxes, are due July 22, 2026.

The extension was issued while Ohio’s Inflation Cap Credit was being calculated. Follow the current Treasurer homepage rather than an older parcel-card or FAQ date.

Extended due date July 22, 2026 Verify before paying
Confirm the parcel before using the information. Match the property address and property number—not only a similar owner name. The Auditor states that public search information is provided as a service and does not guarantee completeness or reliability.

Quick answer: start with one clean search field

Use the official Logan County Real Estate Search for owner, location, parcel, sales, neighborhood, value, tax and map information. Search with one clue, select the correct parcel, save its property number and then use that same number with the Treasurer, Recorder, GIS or Board of Revision.

1 Search broadly Partial owner, simple location or parcel number.
2 Open the property Match its location and tax district.
3 Save the property number Use it for every follow-up task.
4 Choose the next record Tax, map, deed, sale, form or appeal.

Troubleshooting order

No Logan County property result found?

Follow this order before assuming the parcel is missing.

Owner search failed Enter a partial last name. Try the first initial, former owner, trust, estate or company.
Address search failed Remove the suffix, direction and unit. Search only the house number or street word.
Rural property is missing Use C R, T R or S R and try the route number without extra punctuation.
Vacant land has no address Search by owner or property number and use GIS to locate the tract.
The property recently sold Search the seller and then verify the deed through the Recorder.
The result is marked retired The property number may have been split, combined or replaced. Search the owner and surrounding neighborhood.
Manufactured home not found Change the Included Property Types option from Real Estate to Manufactured Home.
Property is near a county line Logan County borders Auglaize, Champaign, Hardin, Shelby and Union Counties. Confirm the recording county.

  • Acreage and land-use code
  • Tax and school districts
  • Neighborhood and subdivision

Correction before appeal: If the record lists a demolished building, wrong square footage, incorrect acreage or another factual issue, call Real Estate before assuming that a formal valuation complaint is the only solution.
GIS and market-color help

Use the parcel map and sale colors correctly

Logan County links each parcel to an ArcGIS map. Its search help also describes a visual sale indicator that compares a sale amount with appraised value.

Green: sold above appraised value

The recorded sale amount was higher than the appraised value used by the visual indicator.

Red: sold below appraised value

The recorded sale amount was lower than the appraised value used by the visual indicator.

Do not use color as a valuation conclusion. A sale can involve several parcels, related parties, unusual conditions, partial interests or other circumstances. Open the transfer details before treating a red or green marker as a comparable sale.

GIS map workflow

Find the parcel in the Auditor search Copy the property number and confirm the location.
Choose Map This Parcel Use the parcel-page map link or the Map option in the main navigation.
Confirm the highlighted parcel Compare the road, surrounding parcels and parcel shape with the property record.
Review nearby sales carefully Open the underlying parcel and transfer information instead of relying only on map color.
Use the map for context It can help identify nearby parcels, road access, location and possible comparable properties.
Move to the deed or survey for boundaries Do not use the displayed parcel line as legal boundary proof.
Fence and building warning: Do not place a fence, driveway, building, septic component or utility using an online GIS line alone. Review the deed and survey and obtain appropriate professional help.

After identifying the parcel and understanding the color limits, open the county-linked GIS experience.

Board of Revision action plan

Challenge an incorrect Logan County property value

Logan County’s Board of Revision hears formal complaints about property valuations and appraisals. Complaints are accepted from January 1 through March 31 each year.

Check the parcel before filing

Land acreage and use
Dwelling living area
Year built, grade and condition
Bedrooms, baths and stories
Basement, heating and cooling
Commercial buildings and improvements
Most recent valid sale
Comparable neighborhood sales

Prepare the complaint step by step

Identify the disputed value Write down the current appraised value and the value supported by your evidence.
Check factual errors first Contact Real Estate if a building, acreage, condition or other characteristic appears wrong.
Use the correct complaint form Real-property, manufactured-home and non-market-value assessment complaints use different forms.
Gather market evidence Use a recent appraisal, valid purchase or comparable sales with similar location and characteristics.
Add physical-condition evidence Photographs, repair estimates and damage documentation can explain condition problems.
File between January 1 and March 31 Confirm receipt before assuming that mail or an attachment was accepted.
Prepare for the hearing Organize the property number, requested value and evidence in a simple sequence.

Evidence that helps explain the request

Independent appraisal
Recent arm’s-length purchase documents
Comparable-sales table
Photographs of condition
Contractor or repair estimates
Demolition or permit records
Survey or acreage evidence
Printed property card
Possible outcome warning: Filing does not guarantee a reduction. The Board reviews the evidence and may leave the value unchanged. Continue handling the tax bill while the complaint is pending.
Board of Revision call script “I am reviewing property number [number]. I believe the current appraised value is incorrect because [recent appraisal, valid sale, comparable evidence, condition or factual error]. Can you confirm the correct form, filing deadline and evidence-submission method?”

After reviewing the property and organizing evidence, open the official Board of Revision page and current Auditor forms.

CAUV qualification and deadline

Acreage route

Land containing 10 acres or more can qualify when devoted exclusively to qualifying agricultural use.

After identifying the correct program, use Logan County’s official application page rather than an old form saved from another county.

Conveyance and ownership changes

Calculate conveyance and prepare a property transfer

Logan County’s conveyance fee is based on sale price, with a separate transfer fee per parcel. Legal-description review should be handled before the closing or recording date when a split, new survey or questionable description is involved.

Conveyance fee

$4 per $1,000 of sale price, rounded according to the county calculator.

Transfer fee

$0.50 per parcel.

Prepare the transfer step by step

Identify every property number A deed can transfer more than one tax parcel.
Confirm the sale amount Use the amount required by the applicable DTE conveyance form.
Choose the correct form Use DTE 100 for a taxable conveyance or DTE 100EX when a qualifying exemption applies.
Review special statuses DTE 101 may apply to Homestead property and DTE 102 to CAUV agricultural property.
Pre-check the legal description Logan County encourages County Engineer review before conveyance to prevent delays and corrections.
Resolve landlocked or defective-description issues A document creating a landlocked parcel or using an unidentifiable description may not be approved.
Confirm recording charges Recorder fees are separate from Auditor conveyance and parcel fees.
Pre-approval shortcut: The county conveyance standards encourage legal descriptions to be checked before the actual conveyance. The Map Room can stamp an acceptable description “Pre-approved” for submission with the original document.
Do not copy a legal description from GIS. Use the prior deed, survey and properly prepared description. A map shape, parcel number or shortened tax description is not sufficient for every legal document.

Ten practical answers

Logan County property search FAQs

How do I search Logan County property records by owner name?

Open the official Logan County Auditor Owner Search and enter the last name first. A partial last or first name is allowed. Begin with fewer letters, then add the first name or middle name only when too many results appear.

How do I search a Logan County property by address?

Enter only the house number or main street name initially. Logan County says the complete address is not required. For rural properties, use C R for County Road, T R for Township Road and S R for State Route.

What information appears on a Logan County property card?

A parcel page can include owner and taxpayer information, parcel number, legal description, acreage, deed volume and page, sales, appraised and assessed values, tax rates, charges, payment history, value history, CAUV soil data, land, dwellings, improvements, sketches, levy distribution and a printable tax bill.

What do the green and red property-sale map markers mean?

Logan County’s property-search help says green indicates that a property sold above its appraised value, while red indicates that it sold below its appraised value. The colors are research clues and do not by themselves prove current market value.

When are Logan County second-half 2025 property taxes due in 2026?

The Logan County Treasurer extended the second-half 2025 real-property and public-utility tax deadline to July 22, 2026 because of implementation work for Ohio’s Inflation Cap Credit.

How much does Logan County charge for online property-tax payments?

The Treasurer currently lists a $1 electronic-check fee and a 2.35 percent fee for credit or debit cards, with a $2 minimum card fee. Review the processor’s final charge before submitting payment.

Are Logan County GIS parcel lines legal boundaries?

No. GIS parcel lines are visual reference information. Use the recorded deed, survey and County Engineer or Map Room review before making a fence, driveway, building, easement or boundary decision.

Where can I search Logan County deeds and mortgages?

Use the official Logan County Recorder page and choose Document Search. Search both current and former owner names, narrow by document type and recording date, and verify the document image and volume or page information.

How do I challenge a Logan County property value?

Review the parcel details, gather recent appraisal or comparable-sale evidence and file the correct Board of Revision complaint. Logan County accepts complaints from January 1 through March 31 each year.

Who should I call about Logan County property records or taxes?

Call the Auditor at 937-599-7209 for general property-record and valuation questions, or the Real Estate division at 937-599-7213. Call the Treasurer at 937-599-7223 for bills, payments, posting, due dates and delinquency questions.

Facts checked July 21, 2026: Property-search formats, tax-card tabs, GIS sale colors, Auditor contacts, Treasurer deadline and payment fees, Recorder charges, Board of Revision dates, Homestead rules, Owner Occupancy, CAUV, conveyance and manufactured-home requirements were checked against Logan County’s official websites.
