Find the Parcel, Read the Value, and Choose the Right Record
Lancaster County provides a free wEdge property database for current assessment and Treasurer information. Search by parcel/account number, owner, or property address, then open the correct result and save the parcel number before moving to GIS, tax payment, deeds, Homestead/Farmstead, Clean & Green, or an assessment issue.
August 2026 is unusually important because Lancaster County is maintaining both its current assessment system and a separate 2027 reassessment database. This guide shows which one to use, what each search field actually does, how often each database updates, what to verify inside the record, and what to do when the information is wrong.
Quick answer: use the current wEdge search for today’s parcel record
Open Lancaster County Property Tax Inquiry, enter a parcel/account number or use Advanced Search for an owner or address, open the matching parcel, and verify the physical address before relying on assessment or tax information. If you need the new 2027 reassessment value instead, use the separate reassessment wEdge database.

What “primary homesite” and “residual acres” mean
Lancaster County describes this as the average/common acreage used as the base homesite amount within an assessment neighborhood.
Acreage above the neighborhood base lot size may be classified as residual land and valued at a lower per-acre rate than the primary homesite component.
Current assessment and 2027 reassessment are two different records
2027 reassessment target: 100% current fair market value
Lancaster County’s existing tax base uses the 2018 base year with a 100% predetermined ratio. The new countywide reassessment establishes a new 2027 base year and is intended to equalize assessments at 100% of current fair market value.
That does not mean you should multiply your new value by the 2026 tax rate.
Use lancasterpa.devnetwedge.com. The county says the current information site is updated nightly.
Use lancasterpa-reval.devnetwedge.com. The county says the reassessment site updates weekly on Sundays.
Reassessment notices were mailed to property owners.
August 1 fell before the first-business-day deadline used for 2027 reassessment appeals.
The county says the next annual appeal opportunity is 2028; 2028 information is expected in early 2027.

Correct factual property errors before treating them as a valuation dispute
If the parcel record shows incorrect building or property information, Lancaster County provides a Property Correction Form and also accepts assessment questions by phone or email. Depending on the issue, staff may be able to correct the record or may need a field check.
Property Correction Form micro-guide
A correction and an assessment appeal solve different problems
Start with the Assessment Office and Property Correction Form when the dispute is about building facts, parcel data, mailing information or another record error.
That is an assessment-value issue. The Board of Assessment Appeals hears evidence concerning fair market value.
Interim 40-day appeals still matter
Separate from the annual appeal cycle, Lancaster County publishes an Interim/40 Day Appeal process for qualifying assessment change notices. If the Assessment Office issues a new assessment-change notice after a property change, read the notice immediately because a 40-day filing window may apply.

The assessment value is not the same thing as the live amount due
Lancaster County’s current wEdge system includes Assessment and Treasurer information, but you should still distinguish parcel valuation from current collectible taxes. County, municipal and school real estate taxes can involve different collectors.

Lancaster County’s Tax Claim Bureau publishes delinquent-tax reports and tax-sale information. The county expressly warns that report amounts are not certified and that the amount due can change because interest accrues monthly.
Use GIS for location and parcel context—not legal boundary proof
Lancaster County GIS describes LanCo View 2.0 as its free public property-search map. It can display parcel information including acreage, dimensions, deed reference and aerial imagery.

Lancaster County PA tax assessment FAQs
How do I search Lancaster County PA property assessments?
Use Lancaster County Property Tax Inquiry at lancasterpa.devnetwedge.com. Basic Search accepts the parcel/account number. Advanced Search includes owner name, house-number and street criteria, sale ranges, year built and square-footage ranges. Open the detailed record and verify the physical address before relying on the result.
Can I search Lancaster County property records by owner name?
Yes. The current wEdge system includes an Owner Name field under Advanced Search. Start with the legal owner or entity name and reduce the number of name components if your first attempt returns no result.
What is the difference between the 2026 wEdge site and the 2027 reassessment site?
The normal wEdge site contains current assessment and Treasurer information. Lancaster County maintains a separate reassessment wEdge system showing the new values that will become the 2027 tax-year base. The county says current information updates nightly while reassessment information updates weekly on Sundays.
Can I use the 2026 millage rate with my 2027 reassessment value?
No. Lancaster County specifically warns property owners not to apply 2026 millage rates to the 2027 reassessment value. Reassessment-year rates will be adjusted, with county and municipal 2027 rates expected toward the end of December 2026 and 2027-2028 school rates expected in June 2027.
What is Lancaster County’s 2026 county property-tax rate?
Lancaster County adopted a 2026 county real-estate tax rate of 3.201 mills. Municipal and school millage are separate and vary by jurisdiction. The 3.201-mill 2026 rate should not be applied to a new 2027 reassessment value.
Can I still appeal my Lancaster County 2027 reassessment?
The special reassessment appeal deadline has passed. Notices were mailed June 15, 2026, and the reassessment appeal deadline was August 3, 2026. The county’s current Appeals page says the next annual appeal opportunity is 2028, with more information expected in early 2027. A separate 40-day interim appeal can apply after certain new assessment-change notices.
How do I correct an error in my Lancaster County property record?
Identify the exact incorrect field in wEdge, complete the county Property Correction Form and return it to paquestions@lancastercountypa.gov, or contact Property Assessment. Depending on the issue, staff may correct it from available documentation or require a field check.
Where can I see a Lancaster County parcel map?
Use LanCo View 2.0, Lancaster County’s free public GIS application. It can display parcel information, acreage, dimensions, deed references and aerial imagery. GIS should not be treated as a professional survey or conclusive legal boundary source.
How do I find a deed for a Lancaster County property?
Use the Recorder of Deeds Public Records Search. Begin with clues from the assessment record such as owner name, sale date and deed reference, then verify the actual recorded document and legal description. The assessment ownership display does not replace the recorded deed.
When is the Lancaster County Homestead/Farmstead deadline?
Lancaster County lists March 1 as the Homestead/Farmstead enrollment deadline. Applications are mailed to the Lancaster County Board of Assessment Appeals at 150 N. Queen Street, Suite 310, Lancaster, PA 17603, and faxed applications are not accepted.
