Union County Ohio Auditor Property Search & Tax Records

Union County, Ohio · Parcel search, 2026 tax records, maps, deeds and value help

Find the Parcel, Tax Record and Correct County Office

Search Union County property records by owner name, street address or parcel number, then review appraisal information, tax history, building details, land, transfers, maps, comparable sales and levy information.

This guide explains exactly what to enter, how to fix a failed search, where the 2026 tax liability appears, which deadline currently applies, and when to contact the Auditor, Treasurer, Recorder or Engineer.

Current 2026 deadline notice: Union County’s current sitewide notice lists August 12, 2026 for second-half real-estate taxes and August 31, 2026 for manufactured-home taxes. An older payment-information page still displays July 15. Use the current notice and confirm the live amount with the Treasurer before paying.

Quick answer: begin with Beacon Property Search

Open the county-authorized Beacon search, enter one simple owner, address or parcel query, select the correct Parcel ID, open the Report page and scroll to Tax History to see tax year 2025 taxes payable in 2026.

1 Search broadly Use a surname, house number or parcel ID.
2 Select the Parcel ID Match the property location before opening it.
3 Open Report and Tax History Save value, tax and transfer details.
4 Use the correct office Treasurer for payment; Recorder for deeds.

Search troubleshooting

No Union County property result found?

Owner search failed Use only the last name, then try the former owner, trust, estate, farm or company name.
Address search failed Use the house number only, then add the main street word without the suffix.
Recent sale is missing Search the seller and check the Recorder’s deed index.
New home or lot split Search the parent parcel, developer or previous landowner.
Parcel was combined Search each former Parcel ID and ask the Auditor about renumbering.
Rural address is unclear Use GIS, road location, acreage, survey number or nearby parcels.
TIF property looks incomplete Beacon may divide some property details between two related parcel records.
Property may be outside Union County Confirm the county rather than relying only on a Marysville, Dublin or Plain City mailing address.
Auditor call script “I am trying to identify the property at [address or road]. The current or previous owner may be [name], and I have [old parcel number, deed reference or nearby parcel]. Can you confirm whether it was transferred, split, combined, renumbered or placed under a related TIF record?”

Find the tax liability in Beacon

Search and select the correct parcel Match the Parcel ID and property address.
Open the Report page Scroll through the property sections until Tax History appears.
Find tax year 2025 payable in 2026 Review the full-year and installment information shown.
Check whether the account was paid in full Some owners, lenders or escrow accounts may already have submitted payment.
Confirm the current balance with the Treasurer Ask whether HB 186 recalculation, a credit, escrow or another payment changed the amount.
Save the receipt and recheck posting Keep the payment confirmation, Parcel ID, date, amount and payment method.

Pay online through the county-authorized path

Open the Union County Treasurer’s payment page, select the authorized Autoagent link, enter the property or tax-account details requested, confirm the parcel and tax year, review the convenience fee and save the final confirmation.

Payment-security warning: Start from the Union County Treasurer page. Do not submit tax payment through an advertisement, an unsolicited email or a portal that does not identify the correct county and parcel.

Delinquent-tax payment plans

Union County says delinquent-payment plans may allow installment payments, require current taxes to remain paid, stop additional interest and penalty while the agreement remains current, and pause the tax-foreclosure process.

Delinquent-account call script “I am calling about parcel [Parcel ID]. Can you confirm the current delinquent balance, whether the property qualifies for an installment contract, the required down payment, the monthly amount and how current taxes must be handled?”

Why market value is not the final tax bill

$300,000 Example market value
×

=
$105,000 Example taxable value

The taxable value is then multiplied by the parcel’s effective tax rates. Reduction factors, qualifying credits, Homestead, special assessments and TIF treatment can change the final amount.

GIS, plats and surveys

Use parcel maps without treating them as surveys

Find the Parcel ID in Beacon A parcel number is more reliable than a rural address.
Open the Map or Layers menu Some layers appear only after zooming closer to the property.
Review aerial imagery and nearby parcels Use the map to understand location, roads, land characteristics and surrounding ownership.
Compare the map and Report page Confirm that both tools display the same Parcel ID.
Use survey or plat records for legal work The Engineer maintains survey records and tax maps; original subdivision plats are held by the Recorder.
Hire a surveyor when exact corners matter Do not construct a fence, driveway or building from a web-map line.
GIS Map

Parcel boundaries, aerial photography, political boundaries and other county layers.

Survey Record

Engineer-maintained survey documents and legal-description research.

Subdivision Plats

Online plat research, with original plats available through the Recorder.

Boundary warning: The county map depicts tax parcels and land information. It does not establish surveyed monuments, private easements, title rights or a construction setback.
Recorder and title research

Find deeds, mortgages, liens and recorded documents

The Auditor property card identifies the parcel, but the Recorder maintains the official land documents needed to research chain of title, mortgages, liens, easements, leases and releases.

Board of Revision workflow

Challenge an incorrect market value

Filing-period note: The ordinary March 31 filing deadline for the 2026 collection period has passed. Use this section to prepare evidence and confirm the next applicable filing window with the Auditor.

The Board of Revision reviews market value. It cannot change voted tax rates merely because the resulting bill is high. The Board may increase, decrease or make no change to value.

Review the complete property record Identify the precise fact or value being challenged.
Select Petition to Board of Revision The option appears after the property is selected.
State the requested value and evidence Explain why the existing market value is incorrect.
File during the applicable deadline Valuation complaints are generally due by March 31.
Keep the decision and appeal date An appeal to the Ohio Board of Tax Appeals or Common Pleas Court generally must be filed within 30 days of the decision letter.
Recent-sale risk: A valid arm’s-length sale within roughly 24 months of the January 1 tax lien date can be strong evidence. A complaint may increase value if the current value is below a valid recent sale.

Ten practical answers

Union County Ohio property search FAQs

What is the official Union County Ohio property search?

The Union County Auditor links to the official Beacon Property Search. It supports parcel, owner, address, sales, comparable-property, tax-history, tax-estimator and map research.

How do I search Union County property by owner name?

Begin with the owner’s last name or one distinctive word from a trust, estate or business name. Add the first name only if too many results appear. Try the previous owner when a transfer is recent.

How do I find a Union County parcel by address?

Start with the house number or the house number plus the main street name. Remove directions, road suffixes, punctuation and unit information if the complete address produces no result.

When are Union County Ohio property taxes due in 2026?

The first-half real-estate deadline was February 18, 2026. Union County’s current notice lists August 12, 2026 for second-half real-estate taxes and August 31, 2026 for manufactured-home taxes. Confirm the live account with the Treasurer.

Where can I see Union County tax history?

Open the property in Beacon and scroll to the Tax History section. Union County states that tax year 2025 taxes payable in 2026 are available there.

Are Union County GIS parcel lines legal boundaries?

No. GIS maps are useful for locating parcels, viewing aerial imagery and researching nearby land, but they do not replace a recorded deed, subdivision plat, survey record or professional boundary survey.

How do I find a Union County deed or mortgage?

Use the Union County Recorder’s official-record search. Online images and indexes are available from 1995 forward, with additional historical deed, mortgage and miscellaneous indexes available for earlier periods.

How do I challenge a Union County property value?

Find and select the parcel in Beacon, choose the Petition to Board of Revision option, and follow the current DTE 1 process. Complaints concern market value rather than tax rates and are generally filed by March 31.

How does Union County CAUV work?

Qualifying agricultural property of at least 10 acres, or smaller property producing at least $2,500 in qualifying annual agricultural income, may be valued according to agricultural use. A $25 initial fee and annual renewal apply.

Who handles Union County property-tax payments?

The Union County Treasurer handles balances, payments, receipts, penalties, escrow and delinquent-payment plans. The Auditor handles values, tax calculations, exemptions, parcel records and valuation complaints.

Information checked August 6, 2026: Property-search tools, Beacon functions, 2026 tax deadlines, office contacts, payment resources, GIS, survey records, Recorder coverage and fees, Board of Revision guidance, Homestead, CAUV, manufactured homes, conveyance fees and delinquent-payment options were checked against official Union County sources.
