Kenton County Auditor Search: PVA Records & GIS Maps

Kenton County, Kentucky · PVA records, GIS maps, tax bills, deeds and assessment help

Find the Parcel and Reach the Correct Office

Kentucky does not use a county property-auditor title. Kenton County property assessments, parcel records, sales and mapping resources are maintained by the elected Property Valuation Administrator, commonly called the PVA.

This guide explains how to search by owner, address or Parcel Identification Number, interpret the property record, check current and delinquent taxes, find deeds, use GIS maps, correct inaccurate characteristics and prepare an assessment appeal.

Office-title correction: A search for “Kenton County Auditor” should normally lead to the Kenton County PVA for property values and parcel records. The Kentucky Auditor of Public Accounts audits government agencies and does not operate the local property-search database.

Quick answer: start with the Kenton County PVA

Open the official PVA Property Search, enter one owner name, basic property address or PIDN, open the matching result, verify the location and save the parcel number before moving to the Sheriff tax system, Clerk land records, GIS maps or appeal forms.

1 Search simply Use one owner, address or PIDN field.
2 Verify the parcel Match the location and parcel identifier.
3 Save useful details Record value, district, sale and deed clues.
4 Use the right office PVA, Sheriff, Clerk or planning authority.

GIS, maps and land-use research

Use the correct map for the property question

Kenton County PVA publishes several separate map and data tools. Choose the one that matches your task instead of treating one GIS screen as the answer to every boundary, sales or zoning question.

Kenton County PVA map and data tools
Tool
Best use
What to check
Important limit
GIS Land Records Map
Locate parcels and view land-record context.
PIDN, address and surrounding parcels.
Not a professional boundary survey.
Property Data Dashboard
Review property information in a visual data format.
Location, characteristics and assessment context.
Confirm final facts on the official property record.
Residential Sales Dashboard
Search arm’s-length residential sales by city or area.
Sale date, price, property type and location.
A sale is not automatically comparable.
Residential Comparable Sales Map
Locate nearby residential transactions.
Size, age, condition, style and market area.
Distance alone does not create comparability.
Condominium Sales Tools
Compare condominium units separately from ordinary houses.
Project, unit size, floor, parking and amenities.
Do not compare unrelated condominium projects blindly.
City Boundaries Map
Identify municipal boundary context.
Whether the parcel is inside a city.
Confirm official jurisdiction when taxes or permits depend on it.
Agricultural Soils Map
Review parcel soil classifications for agricultural valuation research.
Parcel acreage, soils and qualifying use.
The map alone does not approve agricultural classification.

Map micro-steps

Find the PIDN first Copy the parcel identifier from the PVA property search.
Choose the correct map Use land records for parcel context, sales maps for comparisons and soil maps for farm research.
Search or click the parcel Confirm the PIDN and address displayed in the map popup.
Turn on only useful layers Too many layers can hide parcel boundaries and labels.
Clear the browser cache when a map fails The PVA advises this when an older cached map version causes loading problems.
Verify legal or development questions separately Use a deed, plat, survey, city or Planning and Development Services.
Zoning is a separate question: A PVA property class, GIS layer or tax district is not a zoning approval. Contact the responsible city or Planning and Development Services of Kenton County before construction, subdivision or a change of use.
Sales and 2026 reassessment context

Compare sales without choosing misleading properties

The PVA publishes monthly arm’s-length sales and separate residential and condominium sales tools. For the 2026 re-evaluation work, the office highlighted sales in Bromley, Covington and Ludlow from January 1, 2023 through December 31, 2025.

Build a useful comparison

Match location
  • Same city or nearby market
  • Similar municipal and school context
  • Comparable street and access

  • No multi-parcel distortion

Transfers that may not reflect market value

Family transfer or gift
Trust or estate transfer
Foreclosure or forced sale
Partial ownership interest
Multiple parcels sold together
Sale involving personal property
Major condition difference
Different municipality or property type
Urban comparison tip: A nearby Covington sale may differ materially because of neighborhood, renovation level, historic-district influence, parking, view, rental use or lot configuration.
Current-year tax bills

Prior-year delinquent bills

After April 15, contact the County Clerk

The Sheriff stops collecting unpaid annual tax bills at the end of the published April 15 collection period. The unpaid bills are transferred to the County Clerk as certificates of delinquency, and additional charges can apply.

Do not send the original bill amount. Obtain a current payoff from the County Clerk or Kenton Records Search because the certificate may include added fees, interest, County Attorney activity or third-party purchaser information.

Delinquent-tax recovery steps

Confirm that the bill is no longer with the Sheriff Use the year and bill number to determine which office controls collection.
Open the Clerk delinquent-tax page Review the current payment and tax-sale information.
Search Kenton Records Find the certificate using the owner, PIDN or bill information.
Request the current payoff Include all published interest, fees and other additions.
Ask whether the certificate was sold A third-party purchaser may affect the redemption amount and payment route.
Check for a County Attorney flag Foreclosure, bankruptcy, escrow or lien-related accounts may require separate instructions.
Save the paid or redeemed confirmation Keep proof showing the certificate and property identifiers.
Tax-sale timing: The Clerk generally offers current certificates of delinquency in mid-July. Prior-year certificates may be available for purchase throughout the year.
Recorded land documents

Find deeds, mortgages, liens and easements

The PVA record can provide the current owner, PIDN and transfer clues. The County Clerk maintains the recorded legal documents.

Search land records efficiently

Start with the PVA record Copy the current and previous owner names, PIDN, transfer date and any deed reference.
Open the Clerk Real Estate page Review its public-access, document-request and fraud-alert options.
Choose online or in-person research Online land-record access has various pay options, or visit the Record Room at the Covington Government Center.
Search grantor and grantee names Try both directions, prior surnames, initials, trusts and business names.
Filter by document type and date Use deed, mortgage, release, easement, judgment, lien or another relevant category.
Verify the index details Match the parties, date, book/page or instrument and property description.
Order the correct copy type Ask the receiving lender, court or agency whether a certified copy is required.

Older-record strategy: When an instrument predates the online index range, bring the owner names, approximate date, property location and any prior book/page reference to the Clerk’s Record Room.
Fraud-alert service: The County Clerk provides a free alert service that can notify users when a newly recorded real-estate document matches registered names. It alerts users but does not prevent a fraudulent filing.

The Clerk’s published online request service lists a $5 certified-copy charge, plus 50 cents per page after the first five pages. Confirm the live total before ordering.

Assessment-review process

Challenge a Kenton County property value

Current 2026 status: The statutory May 2026 inspection and conference period has ended. Property owners can review their records now, correct factual errors and prepare evidence for the next assessment cycle.

Kentucky requires a conference with the PVA before an owner may proceed to the independent Kenton County Board of Assessment Appeals.

Mandatory appeal sequence

Review the property record after January 1 You do not have to wait for an assessment-increase notice to ask questions.
Submit a PVA Review Request Begin the conference by using the current PVA form or contacting the office when computer access is unavailable.
Provide burden-of-proof evidence The property owner must provide documents supporting the requested assessment change.
Complete the PVA conference The conference may occur by email correspondence or in person by appointment.
Obtain Conference Record Form 62A307 The PVA provides this when the mandatory conference requirements have been completed.
File with the County Clerk when unresolved The Board of Assessment Appeals filing is due one business day after the statutory inspection period ends.
Prepare for an independent hearing The Board is administered through the County Clerk and is independent of the PVA.

Homeowner tax relief

Apply for Homestead or Disability Exemption

Kentucky’s maximum Homestead Exemption for the 2025 and 2026 assessment years is $49,100. The amount is deducted from the qualifying home’s assessed value before property taxes are calculated.

Age qualification

An owner must be at least 65 during the applicable tax period.

Disability qualification

An owner may qualify after being classified as totally disabled under an authorized programme and meeting payment requirements.

Property qualification

The applicant must own, occupy and maintain the home as the principal residence.

Application micro-steps

Confirm the eligibility route Choose age-based Homestead or total-disability qualification.
Find the PIDN Obtain it from the PVA search or tax bill.
Prepare proof of age and residency Kenton County asks for a qualifying Kentucky driver’s licence or state identification showing the residence address.
Prepare disability evidence when applicable Include the qualifying award letter and current benefits information requested by the form.
Submit the current application File with the Kenton County PVA rather than the Sheriff or Clerk.
File no later than December 31 Submit during the eligible tax year and keep confirmation.
Report a transfer or move The exemption does not automatically follow the owner to a different residence.
Primary-residence requirement: A rental property, second home or property not occupied and maintained as the applicant’s principal residence does not qualify merely because the owner meets the age requirement.
Agricultural and horticultural use

Request agricultural-use valuation

Qualifying agricultural or horticultural land can be assessed at use value rather than the higher fair cash value that might apply to land held for development or another use.

Published land-use qualification routes
Land category
Minimum or qualification
Examples
Agricultural land
At least 10 contiguous qualifying acres, excluding the farmhouse land.
Livestock, poultry, crops or merchantable timber.
Aquaculture land
At least five contiguous acres commercially used for aquaculture.
Qualifying commercial aquatic production.
Government-program land
Land meeting an applicable state or federal agricultural-program agreement.
Qualifying programme-enrolled acreage.
Horticultural land
At least five contiguous acres commercially used for horticulture.
Gardens, orchards, fruit, nuts, vegetables, flowers or ornamental plants.

Application steps

Confirm ownership as of January 1 The applicant must be the recorded property owner for the year of application.
Review acreage and use Separate the farmhouse area and identify income-producing improvements.
Use a separate application for each parcel Do not combine unrelated PIDNs into one application.
File on or before March 1 The application must reach the Kenton County PVA by the statutory deadline.
Use the soils map as supporting context Review parcel soil classifications but do not treat the map as automatic approval.
Report a transfer or use change Classification expires after a qualifying use change or transfer to someone other than a surviving spouse.
Transfer warning: Agricultural classification does not automatically continue through an ordinary family transfer. The new owner may need to apply again unless the statutory surviving-spouse exception applies.
Business personal property

Handle a late or future tangible-property return

2026 deadline status: The May 15, 2026 tangible personal property filing deadline has passed. Late returns are handled as omitted property through the Kentucky Department of Revenue and may involve penalties and interest.

Businesses and other owners of taxable machinery, equipment, furniture, computers, inventory, supplies and certain watercraft generally file Revenue Form 62A500 based on property owned on January 1.

Correct filing checklist

Use the correct tax-year Form 62A500
File a separate return for each property location
Use the physical Kenton County location
Do not use a PO box as the property location
Include fully depreciated property still on hand
Include stored or expensed taxable property
Sign the return and include contact details
Do not send payment with the return
Do not attach it to an income-tax return
Keep supporting depreciation and asset records
No ordinary extension: Extending an income-tax return does not extend the May 15 tangible-property deadline.

Late-return action

Download the current return and instructions Do not use a prior-year form because depreciation index factors change.
Prepare the January 1 asset listing Include location, cost, acquisition year and correct property class.
Contact the PVA or State Valuation Division Confirm whether the late return must go directly to the Department of Revenue.
File with the Omitted Tangible Branch when directed Late returns are not processed like timely local returns.
Keep mailing and filing proof Save the signed return, attachments and delivery record.
Vehicle and boat assessments

Correct a motor-vehicle assessment

The PVA assesses automobiles, trucks, boats, trailers, motorcycles and recreational vehicles based on January 1 value information supplied through Kentucky’s centralized vehicle system.

Ten practical answers

Kenton County property search FAQs

Does Kenton County Kentucky have a county auditor?

Kenton County does not use a property-focused county auditor title. Kentucky calls the elected property-assessment officer the Property Valuation Administrator, or PVA. The PVA maintains parcel records, values and GIS resources.

Where can I search Kenton County property records?

Use the official Kenton County PVA Property Search. Search with an owner name, property address or Parcel Identification Number, then open the detailed record and verify the location before relying on it.

How can I search a Kenton County property by address?

Begin with the house number and main street name. Remove street suffixes, directions, punctuation and apartment information if the complete address returns no result.

What does PIDN mean in Kenton County property records?

PIDN means Parcel Identification Number. It is the county parcel identifier used to connect the property record, GIS map, tax bill and certain land-record searches.

Who collects Kenton County property taxes?

The Kenton County Sheriff collects current property-tax bills. The PVA determines fair market assessments but does not establish tax rates or collect property-tax payments.

What happens to an unpaid Kenton County tax bill after April 15?

Unpaid bills are transferred from the Sheriff to the Kenton County Clerk as certificates of delinquency. Contact the Clerk or use the official records system to obtain the current payoff amount.

Where can I find a Kenton County deed or mortgage?

Use the Kenton County Clerk’s real-estate records service. Search by grantor, grantee, document type, date or parcel clue, and verify the book, page or instrument before ordering a copy.

How do I appeal a Kenton County property assessment?

A property owner must first complete a conference with the PVA and provide supporting evidence during the applicable conference period. If no agreement is reached, the owner may file with the independent Board of Assessment Appeals through the County Clerk.

What is the Kentucky Homestead Exemption for 2026?

The maximum Kentucky Homestead Exemption for the 2025 and 2026 assessment years is $49,100. Eligible owners generally must be at least 65 or totally disabled and own and occupy the home as their principal residence.

Are Kenton County GIS parcel lines legal boundaries?

No. GIS maps are useful for parcel identification, sales research and location context, but they do not replace a deed, recorded plat or professional boundary survey.

Information checked August 6, 2026: PVA search tools, office contacts, GIS resources, 2026 revaluation announcements, tax responsibilities, Sheriff collection schedule, Clerk deed indexes, delinquent-tax procedures, appeal requirements, Homestead amount, agricultural-use rules, tangible-property deadlines and vehicle-assessment procedures were reviewed against official Kenton County and Kentucky government sources.
