Lee County Official Records date back to 1887 and include deeds, mortgages, liens, plats, lis pendens, judgments, certificates of title and other recorded instruments.

The regular March 1, 2026 deadline has passed. New owners or residents who missed it should contact the Exemptions Department immediately to ask whether a late-filing route remains available for their situation.

For tax year 2026, the first $25,000 homestead exemption can apply to all qualifying taxes. The inflation-adjusted additional exemption for non-school taxes can reach $26,411 when the assessed value is high enough.

Save Our Homes

What SOH does

After homestead is granted, the Save Our Homes benefit generally limits annual assessed-value increases to 3% or the applicable statutory limit.

What SOH does not do

It does not freeze market value, tax rates, non-ad valorem assessments or the total tax bill.

Portability

Confirm the prior Florida homestead Portability transfers eligible Save Our Homes assessment difference from a former Florida homestead.
Establish the new Lee County homestead Own and occupy the new property as the permanent residence.
Apply for both benefits File the homestead application and portability application rather than assuming portability follows automatically.
File by March 1 Portability is subject to the regular filing deadline.
Stay within the three-year window The window is measured from January 1 of the year the former homestead was abandoned.
Review the transferred amount The maximum transferable benefit is $500,000, but ownership changes or moving to a lower-valued home can reduce the amount.

The Property Appraiser does not charge a fee for its parcel-split or combination processing, but the governing city or unincorporated-county department may require approvals or fees.
