Mercer County states that the 2026 triennial update is complete and tentative values have been approved. The update studies arm’s-length sale prices from 2023, 2024 and 2025 to reflect recent market changes.

Owner occupancy and Homestead are different
Applies to a qualifying owner-occupied principal residence. A rental, second home or investment property does not receive the same treatment merely because an individual owns it.
Provides additional relief to homeowners who meet the applicable senior, disability, income, veteran or surviving-spouse requirements.
CAUV renewal and agricultural use
CAUV values qualifying agricultural land according to agricultural use and productivity instead of ordinary development-market value. Mercer County states that CAUV renewals are due by the first Monday in March each year.
