Why Pickens property values changed in the 2025 tax year
Pickens County’s most recent countywide program was the 2024 reassessment implemented in the 2025 tax year. County Council delayed implementation by one year under South Carolina law.

Why the taxable value may later change again
Understand the 15% cap
South Carolina generally limits an increase in a parcel’s taxable value during a countywide reassessment cycle to 15%. That does not mean property taxes can increase only 15%, and the cap can be removed after an Assessable Transfer of Interest.
4% Legal Residence vs 6% other real property
Owner-occupied permanent residence meeting South Carolina domicile requirements.
Qualifying property also receives applicable school-operation tax relief.

Property sold after December 31?
Pickens County uses December 31 status for the following tax year. The tax notice can therefore still carry the prior owner’s name after a sale. The county also warns that the tax lien follows the property, so buyers should not ignore an outstanding bill simply because another name appears on it.
