Wood County WV Property Search: Assessor, Records & GIS

Wood County, West Virginia · Assessor records, tax maps, deeds and tax help

Search Wood County WV Parcels, Values & Tax Maps

Find a Wood County property by owner, street address, account number, map and parcel, legal description or deed book and page, then use the assessment record to understand land value, buildings, sales history and taxable assessed value.

Just as important, this guide shows which office to use next. In West Virginia the Assessor handles assessment records and maps, the Sheriff collects property taxes, and the County Clerk maintains deeds, liens and plats.

Important West Virginia office difference: If you searched for “Wood County Auditor WV,” the property office you actually need is usually the Wood County Assessor. Wood County, Ohio has an Auditor, but Wood County, West Virginia uses an Assessor for ordinary real-property valuation and assessment records.

Quick answer: which search should you use?

For the most complete property record, start with the official Wood County Assessor Assessment Inquiry. Search with the owner’s name in LAST NAME FIRST NAME format without commas, or use the parcel address, account number, district, map/parcel, property type, legal description or deed book/page.

1 Assessment record Value, land, buildings, sales and tax class.
2 Tax map Parcel location, dimensions, aerials and map layers.
3 Tax inquiry Current or historical tax tickets and payment details.
4 Document inquiry Deeds, liens, plats and recorded instruments.

No Wood County property record found?

Name search failed Enter LAST NAME FIRST NAME without a comma. Then retry with only the surname.
Property recently sold Search the former owner and use deed book/page or the County Clerk Document Inquiry to verify the transfer.
Address is rural Remove route or suffix wording and use the tax map to locate surrounding parcels.
Mailing and physical address differ The owner’s mailing address may not match the parcel’s physical address.
Parcel split or combination Search the prior parcel number or nearby parent tract and call Real Property.
Old deed only Use its book/page numbers in Assessment Inquiry, Card File and Document Inquiry.
Map looks wrong Contact Mapping and prepare a deed or survey that shows the discrepancy.

Market value versus assessed value

Wood County explains that the Assessor does not set the property-tax rate. The Assessor establishes value, and assessed value is generally 60% of market value. Levy rates are established through the applicable state, county, school and municipal taxing authorities.

Example: A property appraised at $200,000 would generally have an assessed value of $120,000 before considering classification, exemptions and other applicable rules. Do not use that example as the final tax bill; levy rates differ by property class and location.

Residential classification warning

The Wood County Assessor states that only owner-occupied residential property qualifies for Class II residential treatment. The county also specifically warns that a residence deeded to an LLC is not treated as Class II and is instead taxed as Class III or IV depending on location.

GIS and boundary guidance

Use Wood County tax maps without misreading parcel lines

Wood County’s interactive tax maps combine assessment information with property lines, lot dimensions, road rights-of-way, flood zones, voting precincts and high-resolution aerial photography.

Identify the parcel first Copy the district and map/parcel number from Assessment Inquiry.
Open the Wood County tax map Search or navigate to the property’s location.
Zoom close enough to inspect the parcel Compare parcel shape with roads, neighboring parcels and aerial imagery.
Review relevant layers Turn on lot dimensions, rights-of-way, flood information or other useful layers one at a time.
Verify against the assessment record Make sure the displayed map/parcel matches the Assessor record you selected.
Use the deed or survey for legal boundary work A tax map is not sufficient for a fence, encroachment, building setback or boundary dispute.
Official boundary warning: West Virginia’s statewide Property Viewer says parcel lines are for property-tax assessment purposes only and do not represent legal property boundaries.

Statewide map as a second check

The West Virginia Property Viewer covers all 55 counties. Parcel boundaries appear after zooming in sufficiently, and selecting a result opens detailed parcel information. The state system also says property-record errors should be reported to the local Assessor.

Useful map-error evidence: If the parcel geometry looks wrong, prepare the deed and any recorded professional survey before contacting Wood County Mapping at 304-424-1999.

Deeds, liens and recorded documents

Move from an Assessor record to the actual deed

A property assessment tells you who is displayed as the current owner and usually gives a deed book/page reference. For the recorded legal document, use the Wood County Clerk.

Search Online Document Inquiry

Copy the owner and book/page from the Assessor record Those clues can narrow a broad Clerk search.
Open Online Document Inquiry The system contains indexes such as deeds, liens, wills/miscellaneous and UCC records.

Assessment correction and protest

What to do when the property value looks wrong

Start with the Assessor before waiting for a formal protest window. A factual error in acreage, building size, condition or ownership may require a different solution than a disagreement over market value.

Formal West Virginia protest period

West Virginia’s property-tax guidance says the County Commission sits as a Board of Equalization and Review beginning February 1. The board may finish after February 15 when its work is complete and must adjourn no later than February 28.

For the next cycle: Because it is August 2026, use the months before February 2027 to correct factual errors, collect comparable sales, organize photographs and confirm Wood County’s exact Board of Equalization and Review meeting schedule.
Real Property call script “I am reviewing parcel [map/parcel] and believe the assessment may be incorrect because [specific factual error or market evidence]. Can you tell me whether this can be corrected administratively or whether I should prepare for the next Board of Equalization and Review period?”
Classification and property relief

Check Homestead, owner occupancy and farm use

Homestead Exemption

West Virginia exempts the first $20,000 of assessed value of qualifying owner-occupied residential property owned by a person age 65 or older or a person who is permanently and totally disabled.

Confirm ownership
Confirm the home is owner occupied
Check age or disability eligibility

Keep approval with tax records

Class II owner-occupied property

West Virginia Class II includes owner-occupied residential property used exclusively for residential purposes and qualifying farm land. Wood County states that a home owned by an LLC cannot receive Class II residential treatment and that a house occupied only by an owner’s relative does not qualify merely because the owner allows the relative to live there.

Farm-use questions

Wood County’s Assessor handles farm-use treatment and publishes a Farm Use Form. Before filing, prepare acreage, ownership, current agricultural use and any requested supporting information.

Current filing window

Personal-property filing is open now

August 2026 action: Wood County’s online personal-property filing system is available each year from July 1 through September 30. The current August 7 date falls inside that filing window.

Personal-property filing is separate from searching a real-estate parcel. The online filing system allows taxpayers to update vehicles, trailers, RVs and similar taxable personal property.

If you cannot find your filing account

Look for the account number on the assessment form Use the exact personal-property account number assigned to you.
File each account separately The county warns that taxpayers receiving more than one vehicle bill should file both account numbers rather than combining them.
Use New Filer when appropriate New residents or previous late/non-filers can use the New Filer option.
Search for the missing account The system allows lookup by taxpayer name and mailing address.

Business return deadline

September 1 business deadline: Wood County says business returns are due September 1. Prior filers who file late or fail to file may receive a 10% increase over the prior year’s value plus a $25–$100 non-filer penalty, and the county warns that non-filers may lose the right to challenge an erroneous or estimated value.

What an online property search cannot prove

Good uses for online records
  • Finding the assessment owner
  • Checking land and building values
  • Locating a parcel on a tax map
  • Finding deed book/page clues
  • Reviewing sales and tax history
  • Preparing questions for county staff
Use stronger evidence for
  • Legal title
  • Exact property boundaries
  • Unreleased liens
  • Easement interpretation
  • Buildable-area decisions
  • Purchase or lending decisions
Same-name warning: Do not identify a person, contact an owner or make a legal conclusion from a matching name alone. Confirm the parcel, address and recording information first.
Ten common user questions

Wood County WV property search FAQs

Does Wood County West Virginia have a County Auditor property search?

For ordinary property assessment in Wood County, West Virginia, the equivalent office is the County Assessor rather than an Ohio-style County Auditor. The Assessor maintains real-property assessment records and tax maps.

How do I search Wood County WV property by owner name?

Use the Wood County Assessor Property Record Search. Enter the owner’s name in LAST NAME FIRST NAME format without a comma. Start with fewer fields and add address, district or parcel information only if necessary.

Can I search Wood County property by address or parcel number?

Yes. The official assessment inquiry supports parcel address, account number, district, map and parcel, property type, legal description and deed book and page in addition to owner name.

What is the difference between appraised and assessed value in West Virginia?

Appraised value represents fair market value for assessment purposes. West Virginia generally assesses taxable property at 60% of fair market value. The applicable levy rate is then applied to assessed value.

Are Wood County GIS parcel lines legal boundaries?

No. West Virginia’s official Property Viewer states that tax-map parcels are for property-tax assessment purposes and do not represent legal property boundaries. Use deeds, recorded plats and professional surveys when exact boundaries matter.

When is the first half of 2026 Wood County property tax due?

The first installment is due September 1, 2026. A 2.5% discount applies when the first-half tax is paid before September 1. It becomes delinquent October 1 if unpaid.

Where do I pay Wood County WV property taxes?

Property taxes are collected by the Wood County Sheriff’s Tax Office, not the Assessor. The Tax Office is at 319 Market Street in the Judge Black Annex in Parkersburg, and online, mail, in-person and drop-box payment options are available.

Where can I search Wood County WV deeds and liens?

Use the Wood County Clerk’s Online Document Inquiry. Deeds, liens and plats are also available through the County Clerk’s Record Room at the Wood County Courthouse.

How do I appeal a Wood County property assessment?

West Virginia property-value protests are made to the County Commission sitting as the Board of Equalization and Review. The board begins meeting February 1 and must conclude no later than February 28. Contact the Assessor before that period to correct factual errors and prepare evidence.

Who do I call about a Wood County property record error?

Call Wood County Real Property at 304-424-1842 for real-estate assessment questions. Mapping questions can be directed to 304-424-1999, and general Assessor questions can be directed to 304-424-1743.

Information checked August 7, 2026: Search fields, Assessor contacts, assessment date, assessed-value percentage, tax-map functions, payment methods, 2026 tax dates, Clerk records, copy charges, Homestead rules, personal-property filing and West Virginia protest procedures were checked against Wood County and West Virginia government sources.
