Important Florida office-name correction: Palm Beach County does not use a county “Auditor” as the public-facing real-estate assessment office. Property assessments and exemptions are handled by the Palm Beach County Property Appraiser. Tax collection and recorded land documents are handled by separate constitutional offices.

Owner search returns nothing Use the last name only, then try a trust, LLC, estate, spouse or previous owner.

Why your taxes can differ from the previous owner

After a change of ownership, Florida law can require the assessed value to reset to market value on the following January 1. The seller may have accumulated years of Save Our Homes protection that the buyer does not inherit.

Homestead property

The Save Our Homes assessment cap generally limits annual assessed-value increases to 3% or the change in CPI, whichever is lower.

Non-homestead property

A 10% assessment cap may apply to qualifying non-homestead property, subject to Florida rules and exceptions.

Comparison tip: When comparing your home with a neighbor, compare market value first. Assessed and taxable values may differ because of purchase dates, caps, portability and exemptions.

Unpaid 2025 taxes

If the real-estate tax is already delinquent

Palm Beach County states that real-estate property taxes become delinquent on April 1. Once delinquent, the normal online payment method is unavailable and the postmark date no longer controls whether payment is considered received in a particular month.

Ask whether a tax certificate was issued The annual tax certificate sale occurs 60 days after delinquency or June 1, whichever is later.
Confirm the accepted delinquent-payment method Delinquent taxes cannot be paid through the ordinary online payment portal.
Use the current payoff amount Interest, fees and advertising costs can make the original bill amount inaccurate.
Submit payment early enough to be received Palm Beach County says delinquent payments must be received by the last working day of the month to count as paid that month.

What a tax certificate means

A tax certificate is a first lien created when an investor or the county pays the delinquent taxes through the tax-certificate process. It does not mean the investor immediately owns the real estate.

Long-term risk: If delinquent taxes remain unpaid, a certificate holder can generally begin a tax-deed application after the statutory waiting period. Palm Beach County explains that a tax-deed application may be filed after two years from delinquency, subject to Florida law.

Homestead Exemption

The normal filing deadline is March 1. The Property Appraiser allows E-File, in-person service or a mailed application. Once approved, Homestead normally renews annually while the owner continues to qualify.

Missed March 1? Do not assume you have lost the exemption for the year. Palm Beach County describes a late-filing process extending into the TRIM/VAB period. Contact Exemption Services promptly for the applicable 2026 late-filing deadline.

Save Our Homes cap

Homestead can reduce taxable value and also establish the Save Our Homes assessment cap. The cap generally limits the annual increase in assessed value to 3% or CPI, whichever is lower. It does not cap market value or guarantee that the tax bill itself cannot rise.

Portability

Florida portability allows qualifying owners to transfer up to $500,000 of accumulated Save Our Homes assessment difference from a previous Florida homestead to a new qualifying Florida homestead.

Apply for Homestead on the new residence Portability is tied to a qualifying new Homestead Exemption.
